Flashing/capping

hi for all those who have renovated or built your landed homes, can you advise if it is practice to get the neighbour to pay fully or share equally the cost of flashing over the roof (i suppose it is to prevent water seepage). Or does the party renovating or building the house have to bear the full cost??

hi for all those who have renovated or built your landed homes, can you advise if it is practice to get the neighbour to pay fully or share equally the cost of flashing over the roof (i suppose it is to prevent water seepage). well...we paid full coz they were long time neighbors of 30yrs, personal reasons like looking after our property when it was vacant, buying daily groceries for my grandparents for 20yr. But i start to wonder if they are taking advantage of us. Asking us to pay for overhaul of their kitchen like tiling for their kitchen floor. Formerly laminated flooring so the laminate pop up..now want to do proper tiles for kitchen floor (my fault for using laminate in the first place meh? And the laminate pop up even before the renovation...) Then recently start to say my contractors didn't do good job to touchup their place, forever repeating the same grandmother story "retirees like us got no income now blah blah blah"

Boils down to give and take, always remember they will be the closest u have during emergency..

Whoever is asking for it to be done is to bear the full cost.

If we go by the logic, that costs are shared, then I will try.. hmm.. why not use titanium flashing, it will last forever since zero corrosion. Why not build a higher wall, then all got more privacy?

'whoever is asking for it to be done is to bear full cost' - do you mean can dont build? what are the consequences? water seepage??

i have heard stories of neighbours asking for more...and after meeting their requests, no longer on talking terms cos feel neighbour has taken advantage of the situation. Can you share how much the flashing cost you? Just want to know if mine is reasonable at almost $3k.

I don't know the individual cost. Mine just say 13k for main roof material, 8k for structure, capping, flashing using BNP Lysaght/SP Caplock

Your neighbours will experience some inconvenience from noise and dust from your renovations, so on goodwill basis it will be good if you can bear the costs.

Agree with Whisky. When I changed my roof a few years ago due to leakage, I paid for the cost of the flashing/ capping. In addition, I also instructed the contractor to help my neighbour change a few of his broken tiles (I had some spare original roof tiles)and help mend some of the other tiles on my neigbour's side.

Agree with leechaorui here. You are going to live side by side in many years to come; a cordial relationship is vital.

I dropped them a note with my contact number informing of my renovations prior to starting work; I re-water proofed my bathroom and changed a rainwater pipe which was leaking into their house based on their feedback; they allowed my backyard awnings to overlap onto theirs so that rainwater does not get in between, my carporch glass awning is partly supported by their carporch,upgraded our common flashings at my cost, and so on......

In the end they repainted their exterior (at their own cost )so that all 3 properties look new, they matched the exterior colour with mine so that there are no split lines at the shared pillars and boundary walls, and we had a common understanding that all 3 of us will repaint the exterior together in future.
