Advise On My Reno Budget .

Hi everyone,

Just need some help from experts over here :)

I've just bought a 3 room flat which most likely to start renovating around 1st week of Nov,

My budget is around 20-25k and i need some advise from you guys whether is it possible to do it within my budget ?:)

1) Overlay with laminate for my 2 bedrooms and the living hall

2) A tv console with feature wall **** hall

3) Full revamp of the 2 toilets

4) Kitchen cabinet and re-tiles for the entire kitchen walls,flooring is still quite ok as the owner seldom cook, but according to 1 of the id he mention that some tiles might be damage during the processing of re-construct the sink etc...

5) a sliding glass door in between the kitchen and living hall

6) plastering of the entire house ceiling only as the wall are still ok

7) L box or cove lighting in the hall and simple L bx in the 2 bed rooms

8) the main door frame and gate will be change

9) hacking of the kitchen wall tiles and existing cabinet and hack away 1 pillar at the kitchen entrance

10)wardrobe for master bed room

11)1 window grill to be change to the same one as the rest of the rooms

12)painting of the entire house

so far i've met some ids from designer guy, d trendzo, home interior and Arc space.

they have yet to give me a quote as i just met them 2-3 days back

but already got 1 id call me up today that the quotation is close to 30k (a bit turn off hehe)

any advise that the above items does warrants up to 30k?? or can it be within my budget?

9) hacking of the kitchen wall tiles and existing cabinet and hack away 1 pillar at the kitchen entrance ~INCLUDED with item 4

Total about $28k, haven't add electrical work and aircon. So probably you really need $30k budget if you want to do all of the above. Suggest you reduce the reno at kitchen.

i am not familiar with pricing of item 8.

Another suggestion, since you want to do plaster ceiling for all rooms then you may not need to do L Box at bedrooms because L box is more expensive than false ceiling. Unless you are talking about cornice rather than false ceiling.

Anyway all these budget could be adjusted since you didn't mention about dimension here.

thanks for the infor, i already tried to cut down on kitchen cos i dont intend to hack the flooring.

but kinda confuse that both toilets need 10K ?? i was quoted by another id that its roughly around 5-6k

That was what I thought so. At first I only set my budget for 2 toilets as $6k.

The 2 bathrooms package I got is already about $7k (hacking, removal of debris, piping, painting, door...) exclude all fittings.

So the $10k came out this way:

1) Package exclude fittings: $7000

2) Shower screen: $500x2 = $1000

3) Vanity top with mirror, laminated cabinet & solid top: $1250x2=$2500

4) Not yet include heater, shower head & mixer and other fittings..

And you stated 'full revamp' so I help you to set the budget at high side. The price could be negotiated and reduced if you minimize the work required.
