Which One?

which would you choose?

a) location central, low cov, unit age around 25 years and need to redo entire house, more amenities.

b) location in far north, higher cov, unit age less than 15 years, minimal reno needed, near industrial area.

both are low floor, valuation difference about 50k

First of all you didn't mention which price is higher. Based on the condition you listed out, I assume budget (COV+reno+valuation) is not a major consideration factor here. Assuming you like both of them and put aside other factors like budget, distance to workplace, any good school nearby for kids and etc. If I were you I will choose A.

When I consider whether a flat is a good buy, at the same time I will think whether it is saleable in future.

Some ppl just don't like low floor. From our flat hunting experience, low floor tends to offer lower COV so I am a bit surprise when you say B required higher COV. I guess your far north refer to B.Batok?? Other than that, low floor unit also take longer time to close deal. Nowadays resale unit can be grab away on the day or next of the open house. But we often see low floor unit appear on ads again for more than a month.

Since both are low floor unit, then my major consideration will be the location. So to me A is the winner.

I go for a)

Due to

1) location central,

2) low cov,

3) more amenities.

Not a concern to me

1) unit age around 25 years and

2) need to redo entire house,

I will choose (A)

why..?

1) location central

it's convenient to go anywhere

2) low cov

it's pretty hard to find low COV now

3) unit age around 25 years

i prefer more mature estates (sqm bigger...??)

4) need to redo entire house

as u mentioned both are low floor & valuation difference about 50k

if u have that extra for higher COV

why dun use the difference between the "higher COV & lower COV" to simple reno the flat...??

5) more amenities.

everything (shops/mrt/food centre i assume) will be nearer and more accessible.
