Need Advice And Help Regarding New Reno

Hi,

Bought our first unit. Have to do reno now.

Here is the floor plan and the alterations we want to make:

We have a budget of about 60k-70k (including fittings etc). Following is the list of items. Can it be done?

Aircon with new trunking 1 system 3 and 1 system 2

Plumbing As required

Wiring As required

Install water heater

Replace rubbish chute cover

Master:

Hack wardrobe

Create new wardrobe

Hack Vanity

Varnish Floor

Electrical Points New and re-position

Guest 1:

Hack Wardrobe

Varnish Floor

Electrical Points New and re-position

Guest 2:

Hack Wardrobe

Hack L Wall as shown in floor plan

Replace wall with glass

Change swing door to sliding door. Add 1 more glass door adjacent to living

Create bookcase behind column

Electrical Points New and re-position

Master Bath

Hack and replace floor and wall tiles

Hack long bath

Install fittings (concealed shower, double sink and WC)

Create new glass shower with screen

Cabinets under long mirror

Guest bath

Hack and repalce floor and wall tiles

Install fittings (concealed shower and WC)

Create new glass shower with screen

Cabinets under long mirror

Living Room

Overlay existing floor with high grade laminate

Hack existing false ceiling

Create new flase ceiling for down lights

Hack existing wooden platform

Kitchen Redo got 10k quote

i think it can be very nice and sophisticated renovation coolwind...have you engaged any ID yet? any renovation idea (theme and preference)?

Thanks for your replies indira and harleybrian83. We pretty much know what alterations, schemes we want for the house, hence not engaging any ID. But we r looking for a contractor\project manager, but no luck yet with any quotes etc.

Another thing i wanted to check is how do i determine if i need false cieling? Is it purely for show? Can i put downlights without false cieling?

the height is 3.2m for now.

we finally decided to not have false ceiling. we'll probably invest in a good light piece!

its quite hard to look for gd contractor as most of them only do what they are told and seldom advising you on the disadvantages that ur design might bring. With a little bit of $, i felt that getting a ID would be more adviseable as you can chase after then in future if there is any problem. (heard there is a ID which give "life time warranty" to their projects) *just my 2cents of advise*

its good to invest in a gd lighting as it will be part of the attraction when people come to your place. Most of these lighting are usually warm lighting (yellow). maybe you can choose to do a L box to install cove lighting and downlights to use them during normal day.
