Amount for complete overhaul is about right.

My reno alone costs 80K including electrical. Factor another 20-25K for windows, grills, AC, lights, curtains, sanitary ware and some additional furniture.

For my 4 bedroom, I did not even replace the flooring. Just grind and revarnish the parquet.

I'm not even hacking anything and it's a single level unit.

Trying not to cut corners, no point as eventually will need to re-do. Might as well get it all right first time for me.

'

Good luck with the reno.

@JCase: Wow, 80K and not hacking anything... lots of carpentry work?

Thanks for that. Realise that now I always give my IDs the 'panic' look [ = :o ]

when they suggest changes in design - and then I'll ask about price... :P

Ok don't hijack Ely's blog. :)

Ely, I'm off to look at your earlier posts on floor traps. IDs said contractor will only supply the yucky plastic ones. :bleah: My 'deh' power not strong enough to get them changed so can only DIY-source lor.

Wow, JCase. Sounds like quite a bit to me with no hacking or flooring. I agree - our budget expanded because we kept making decisions based on a permanent perspective - we don't want to redo anything during our occupation, just to live in it for 10yrs then move somewhere else. So we need a decor and space that would appeal and serve our needs for 10yrs. Quite a long haul if you ask me.

No worries, Adidaem, I do enjoy the discussion but your consideration is very thoughtful :)

Hope you find some nice floor-traps! I didn't even bother to Deh - I fear I have great limitations in that area. Couldn't Deh the granite top worker despite all efforts~ And now, more re-hacking and redoing of carpentry and electrical work as some miscalculations were made.

At least our curtains/blinds guy came through - installed the tracks really nicely today, and bubble-wrapped them with such consideration.

We may now have to delay our moving in - SIGH. Very disappointing. If memory serves me, I think I projected an end-April moving date? Everything just whirls pass me and I no longer can remember. The Husband is getting really irritated, and thinks it's our easy going attitude that has gotten us into this fix. We could have been more demanding, more pressurising, etc, he laments. :dunno: It's our third application to the MCST to get our permit renewed and it's getting awfully embarassing. TVs to be mounted on Thursday, acid wash on Friday, HTS to be installed Monday. Despite us not being superstitious, parents secretly checked the date 14 May to see if it's favourable, and apparently it is, so we're going to go through the motions like turning on the stove etc on Saturday regardless (which would be DAY 81 btw).

How long do "normal" renovations take? Surely not as long?

Depends on what kind of place... If landed then 3 months are normal. Hdb abt 6-8 weeks and condo will be about 2-3 months. So I think yours are normal??

don't regret any purchase! from what i've seen they're all very nice!!! am sure you'll find a place for it somewhere!!

yeah, hoping to confirm a home soon. the reno bit is fun, it's the unpacking and putting away stuff I don't like!! And I'm not sure if I'll be of much help this time, first time I may be doing up a landed home... so it'll be trial and error too!!

Ooh landed! Nice upgrade! :thumbs up: First time for us to be living in an apartment! It's sort of strange when I'd have to tone down the music or get annoyed with the neighbour's dog's barking. I'm simply very used to the sound of traffic and not much else. Parents will be undergoing some A&A so we can still swap some ideas and suggestions! Good luck in finding *that* home, and do post pics! I just simply can't imagine going through this yearly. By the time I've added in the final touches and *really* settled in, I find myself doing the circuit of house-hunting again? /slit wrist

Such a daunting thought but you sound so excited it's hard not to get infected! :)

We're using a HDB reno package, revised with several additions, so perhaps I expect that it should be the same? For my parents', it's estimated to be 8 months to a year. Oh well :(

haha maybe it's because i'm so used to moving/packing/unpacking it's robotic now, and my helper knows exactly what to do!

think we've confirmed the place, at least the OTP has been signed, so now we start looking for contractors etc! fun fun fun!!! hehe

have had the discussion on shower mixers with the fiancee, he balked at the price of the Grohe stuff, so don't think i'm going get that for the bathrooms. will look at the kitchen ones though!

will try to find time to do a t-blog !

Well, no flooring for the bedrooms.

The rest of the place is a complete overhaul. Floors in living dining, corridor, family room, 3 toilets + walls, kitchen, yard and utility.

Builtin wardrobes in 4 bedrooms. Ceiling works, painting, grinding and polishing of parquet. Demolishion and removal of all the existing carpentry and there was loads.

I'm trying to make myself feel better, it's not really working. It's **** expensive :bangwall:

Very old unit, so need to do up a lot.

Not huge, just extensive work because they want to add another storey, and extend the house throughout the front and back yards. Will definitely post before/after pics when that happens. They're currently deciding on an ID after receiving 2 very competitive quotes. :)
