Hi All,

I just got the keys to my my NEW 3 room flat from HDB.

The apartment already has ceramic flooring, kitchen floor / wall tilees, 2 baths are done up as well as the electricals.

What i need done is -

Kitchen cabinets top / bottom with solid surface top

Wardrobe 6 ft full height in Master Bedroom

Full height 3 ft full height cabinets in bomb shelter

LIght box in living room

Light box in Master bedroom

Acrylic shower screen in master bathroom

Acrylic shower screen in common bathroom

3 x ceiling fans

2 x water heaters

Window grills for all 3 rooms + kitchen yard

Curtain rails

3 x regular ceiling lights

2 x regular ceiling lights for bathrooms

Is it possible to have the above done within $10K

If so, can someone recommend me a reliable contractor for this job please.

Thank you all.

just a rough gauge.. i think u may actually be able to do everything within $10k

Kitchen cabinets top / bottom $120psf if total 20ft = $2400

solid surface top $80psf if 10ft = $800

Wardrobe 6 ft full height in Master Bedroom ~$180pfr = $1080

Full height 3 ft full height cabinets in bomb shelter (one carpenter quote me $750 for 1200mm full height shoe rack)

LIght box in living room (my current contractor quote me $1900 for mbr and living room with false ceiling)

Acrylic shower screen in master bathroom (is this good? i also interested if it's cheap and look good)

Acrylic shower screen in common bathroom

3 x ceiling fans

2 x water heaters

Window grills for all 3 rooms + kitchen yard( someone here did $5psf for 26 panels = $880)

Curtain rails

3 x regular ceiling lights (assume light points is already up, $10 for installation, maybe ceiling light itself $50onwards?)

2 x regular ceiling lights for bathrooms ($30 onwards?)

I think you should be able to if you do not go for high-end products and also, instead of going through a main contractor, you go for ala carte services.

Meaning that you get your own carpenter, electrician, installers for acrylic screens, etc. Likely to be cheaper than going through a main contractor because he will mark up the total cost as he works with subcontractors & would definitely need to make a living too.

I have a 3 room flat coming also, not planning to do the whole hse, Most prob jus kitchen cabinet, mbr wardrobe, settee and tv console in living rm, plus electrical wiring for extra power points, lightings installation and aircon trunkings. We thought of going for ala carte services too, BUT the main problems are

1. what is the correct flow of renovation? as in, who do what first??

2. how do we know they are doing the works correctly? (we hav no experience!)

any kind soul can advise or perhaps recommend a renovation coordinator(does this role exist?)??

Many thanks in adv!!
