$20k, what's the point of hiring an ID? Go for contractor straightaway. The good ones will have done so many houses they know what to do the minute you tell them what you want. The only difference is you don't get fancy 3-D drawings.

S$20K can be done but it's really tight. Didn't the ID recommend you to take Hitachi Bank Loan? Maybe you (Busy Bee) should come to visit xxxxxxxxx Design Showroom at marina sq #xx-xxx. Though we've a small showroom, it is impressive enough as many of the walk in clients stated when they walk into ask about certain matters. We don't hard sell at all.
