Almost 30 years flat :o

Many walls are not straight which i guess is very common esp for resale flats.

Plastering suppose to smoothen, it is very badly done, can't see very clearly from picture. The feeling is really "OMG!" :jawdrop: when our lights are installed.

Not only bumps, but many cuts, rough surface, patches, waving strokes. We expect good job since the contractor highly recommend his plastering workers and the price quoted is not low. Even during painting job, the painter says the plastering is not done properly, commenting that it is the job of plastering worker when we ask him about the rough edges between 2 walls. The contractor did arrange his plastering worker to touch up immediately, but still not good and now still pending. My move in date will be uncertain if this rectification is on hold...

hmmm..... good idea. make sure the plastering is ok before letting them paint it. seem like i have to go to see almost everyday when my reno is in progress.

The finished work revealed when lights are installed. The contractor is speechless when he saw the effect. Now still not satisfactory and send him picture to see too. Waiting for him to come and review first.

I have viewed a house done by an id before and the ceiling is very bad too and he told us: "you won't see if you off the light" ~diao~ at least my contractor din tell me this lame excuse.

NEXT STAGE: AIRCON & REWIRING

Time for Aircon trunking! Above pic is view from MBR. On the right used to be storeroom and is converted to WIW. The original door is sealed and new entrance is created.

For aircon installation, sometimes is really up to your luck. The skill of the worker who install plays a big role rather than the brand of aircon you choose.

When we install the aircon unit which is after painting work, there is a gap between the wall and unit for the MBR. The worker came and made it worse, keep insisting it is like that and is because our wall is not straight. In the end, he seeked his manager's help. His manager's attitude is good and well-mannered. After inspecting, he worked on it without delay.

Finally, it is done and is much more acceptable and not as bad as what his worker has done.

As for our electrician work, we did not engage our contractor's electrician due to high pricing.

After we come to this decision, our contractor started giving reasons and examples for using his own electrician, telling us the negatives of engaging outsider.

Of cos we understand the importance of electrician work, thus we ensure that the one we chosen is well qualified and approved.

Overall review of our electrician is GOOD. :yamseng:

They do not push blame around. Any problem, they use their expertise to solve it.

Lights installation is free if lights are bought from them.

Unlimited trip to install your lightings.

Service excellent.

Can u give me the contact for your electrician? At least if the one recommended by my contractor is too ex, can use yours.

Buy lights from them? It's from the shop?

MBR entrance. Old door frame top sealed!

An error spotted in this stage. The false ceiling in MBR should start and aligned with the door, instead of in-line with window as seen at the below picture. This has been discussed beforehand in drawing for ceiling work. Apparantly, the contractor forgotten. Nonetheless, it was rectified in the end.

PAINTING WORK

Painting of base coat started and... am caught by surprise when going home that very night.

Got extremely shock to see MATEX paint.

Never never thought an established company like this would use MATEX paint. Our chosen colour code written on the MATEX tin.

Not only that, the rest are Vinilex paint which is not exactly what we have selected.

For Nippon paint, there are diff range like Odourless, Easywash etc. And only one paint colour we have chosen is Vinilex. Vinilex happens to be the cheapest paint.

We sound out to the contractor the next day. As usual, he blah blah blah... and at first said that the Matex paint is only for base coat. But we highlighted that our colour code is written on top and these colour are meant for living room, mbr and another bedroom. He insisted the paint inside is correct, just that the paint company use another bucket to fill. Still, we request to change to what we have selected and there it goes.. all corrected and issue settled.

And fortunately, we monitor the reno closely. The paint code is pasted on each wall. And we noticed that they have pasted the wrong code. The colour of 2 bedrooms swopped. We stopped the painter in time as only base coat is up and corrected all ourselves.

any reason why u appear to condemn matex paint? If it were bad, it wouldn't have survived as long as the product was launched donkey years back....

my house uses matex paint...but i was advised against using matex by my painter friend. He said the paint will turn flaky after some time..

i guess ideallistic was paying for more expensive paint but felt cheated when he was given a cheaper matex paint. Matex has the advantage of blending in, if u repaint a part of the wall after say 3months, the paint will blend in very well with the old paint, making it seemed like no touch up.

Matex is supposed to be very long lasting and yes, some do use it as base coat.... nothing wrong with it, but if you have selected odourless or some other more premium range of Nippon, then its wrong of them to use something else instead, cost aside. They shd use wat you have selected.

One thing to note, regardless of what is in the contract you signed with them. The last payment to be paid after FINALLY being completed should be 10% or more and you shd hold onto this payment till they have rectified everything to your satisfaction.

Too little and they won't bother rectifying it. Our last payment, we charge couple of thousands back to the contractor cos he was supposed to do some things that were not done. We told him that we had to deduct that amount for things that were promised but not done and for us to go set someone else to do it costs money, so we are charging him back for all these....
