Pub Charges Arising From Rental Of Rooms

Hi folks,

For rental of rooms (not entire flat), I was told that landlords could either:

Option 1: absorb their tenants' PUB bills (by charging a higher rental fee) or

Option 2: charging separately.

Which is a better option?

And what are the methods of billing for Option 2 (that's if any).

1. Fairer way is breakdown total bill according to "per head", "each head" absorb their shares equally. Each month bill fluctuates, tenant's mood also fluctuates.

2. "lump-sum" charge to tenant per month. Both party happy.

3. Landlord absorbs all, give & take. Tenant happier.

But both me & my hubby don't use the aircon. So we wouldn't be paying off the tenant's share of PUB bills...

Can we use the bills for the past few years e.g. an average of $90 per month as a benchmark that we will only pay off that amount & the rest would be borne by the tenant?

Sure, can be any figure, as long as the tenant agrees to lor.
