Hi Experts...

If i want to renvoate my new HDB 4 rm flat... should i get ID/contractor?

Or should I do in a way like this:

1) Flooring give to flooring expert to do.

2) Kitchen another person to do

3) living room + 3 room other person to do

4) 2 bathroom another person to do

5) 3 & 4 can combine togther

Btw i not in a rush to get the house to be completed.. I can wait till 3 months.

When possible, try to combine more items to let one person to do it so that person can be your main contractor and apply for your reno permit etc.

There will always be prob... coordination, delays by one person affecting the other person work... When there is damage, Contractor A will blame Contractor B, Contractor B blame Contrator C, Contractor C blame Contractor A etc...

You will need to spend more time going on site to monitor progress of each contractor as well...

thanks for ur reminder.

coz i can do the flooring first. Just like when HDB hand over key to new owner, the flooring is already done. So basically one coordination is cut down le.. agree?

If do flooring 1st, other trade contractor may charge u higher cos need to take extra care not to damage your newly laid floor especially if hacking and wet trade i.e. tilling work (toilet?), plastering involved.

i will not wish my contractor put toilet tile, packs of cement and mix cement & sand on my kitchen newly laid floor although have protection sheet on the floor.

Then you will end up paying extra for haulage fees. Having the masonry work done by 'piece meal' will eventually cost you more! Why not you choose firms who provide package promo like reno to kitchen + 2 toilets?

Advantage:

Engage a ID can provide you the consultancy with living lifestyle and design solution,

they can help you to release from the dealing trouble with all the suppliers.

Disadvantage:

Each supplier/contractor might not respond on any faulty on site that involved between the "grey zone".

My advise for u to organized the reno. group as below if you would like to dealing your own:

1) Flooring give to flooring expert to do. (supplier)

2) Kitchen another person to do (contractor, of course, u may separate it unless u r engage the kitchen specialist .)

3) living room + 3 room other person to do (contractor)

4) 2 bathroom another person to do (contractor, stick to one contractor can help for negotiate & reduce the cost.)

5) 3 & 4 can combine togther (contractor)
