Landed House On A Slop

Dear all,

Saw a corner terrace in district 19 with good land area in excess of 4000sqft. However, the house is built exactly on a slop. The land slop upwards until the top window of the ground floor granny room is actually leveled with the backyard. Any concerns of land on a sloping ground? And impact on the re-sale value?? Thanks for the advice

immediate concern would be flooding on a very heavy rain? Next, i suppose ventilation may not be good for the granny level?

If it is next to cemetry...hmmm...

try bargain more to cover the 'impact on the re-sale value' when you sell.

Thanks! Yes, immediate concern is flooding especially facing the back is an elevated bungalow. Thus, all the rain water will come down from the bungalow like a mini water fall... Btw, why the comment on next to cemetry?? Still thinking about the house, currently asking for less than $700psf...

no lah... just kidding lah... but for less than S$700? 99 yr leasehold? if not, it would be a good deal... you have to recce around to make sure you like the surroundings.

no lah... just kidding lah... but for less than S$700? 99 yr leasehold? if not, it would be a good deal... you have to recce around to make sure you like the surroundings.

It is actually a freehold property.. though no amenities or even MRT nearby. Just to buy even a drink, need to walk at least 10-12 mins ..

Does it look like the Four Celestial Animal formation, or commonly known as 'Armchair' formation? Check to see if the landform conforms to Direct & Indirect spirit.

1.Left - Dragon of the East 東方青龍

2.Right - White Tiger of the West 西方白虎

3.Back - Black Tortoise of the North 北方玄武

4.Front - Vermillion Bird of the South 南方朱雀

Standing with your back facing main gate/door/entrance, look straight:

- Is the front wide, big(spacous) enough?

- Is there any bushes/builing/slope/hill taller than the ones on you right?

- Is there any "backer" - can be bushes/slope/hill/mountain (no pool of water please)at the back of the house?

If all yes, then it is a good land formation. Usually, houses on slope are better than those on top.

Wow.. thanks manz.. didn't realise houses on a slope can be considered as good feng shui. To answer your questions:

- In front is another house facing the opposite, divided by a small road in between, thus cannot tell if can consider as wide and spacious

- No, on the right is another terrace house which is not taller

- Yes, there is a huge wall at the back and above the wall is a bunglow house. However, there is a fish pond at the backyard.

FYI, this "formation" is actually the star constellation of the ancient chinese, called "four symbols 四象". These 4 symbols contains "Twenty-eight Mansions (二十八宿 )". There are three enclosures (三垣 ) inclusive which makes up the total chines star constellation (over north hemisphere only). One thing worth to note: in chinese map, left = east, top=north.
