Role And Responsibilities Of An Housing Agent

Hi guys,

Anywhere I can get these information.

It seems like I have purchased a flat from a either ireesponsible or total blank out agent, and I just want to get the facts right.

For example, like what information should agent inform buyer?

What kind of advice to expect? on offer? OTP? 1st appointment? and 2nd appointment?

What is the agent expected to know with regards to procedure, payment and charges?

When am I expected to pay my agent, officially?

Would really appreciate if someone can help me out on this?

A property agent rightfully should be able to dispense advice as to how you go about with the buying and selling of property. They are providing a service so you should be selecting your agent carefully. It's best that you read up on the procedures yourself as well so that you don't simply leave everything to an agent, who might be inexperienced or does not seem helpful.

Even if you have bought the place already, I am sure you can seek advice from other property agents. There are helpful ones around. When I was buying my place, I was talking to an agent who wasn't involved in the purchase. Try going onto property portals where agents dispense advice.

That was what I am doing now, I felt guilty as I am buying from A, paying A, but asking B for information.

I sort of know the process involved, but was not sure about the payment for each appt and time period, but it seems like my agent is only interested in getting payment for me. I am like doing follow ups with my agent remind her to inform me about the relevant info, and she seems to be very arrogant about it.

Whats was worst was that the seller's agent(the team leader) actually told me that the 2 agents was communicating via sms only prior to the OTP. I am like, is this msn or what? I seriously think that the professionalism for this industry is going down if agents are all going to be working this way.

I feel that a good agent would be able to advise you on all the above, including going through the resale checklist properly (it is mandatory actually!) and making sure you understand everything. They would also explain all the necessary documents you need, advising on earliest 1st appt etc.

They can also advise you what components need to be paid by cash or CPF in case you are using CPF.

And you don't need to pay them the commission until the sale is completed and you get your keys. i.e. after 2nd appt.

- Eligibility to purchase

- CPF Housing Grant eligibility

- Financing

- Explain OTP

- Whether any Upgrading

- Days to submission to HDB

- What to bring on appointment (actually HDB will send the letter to Buyer it is stated inside, but sometimes Buyer don't read so I will remind them again before appointment)

Pay Agent on completion

I am so pissed with agent on her inability to work on my interests and failure to give me adequate info

Now I understand why some people would be so unwilling to pay their agent upon completion.

I am contemplating that too.

I dun know what mego gent is for, cannot negotiate, cannot work in my interest (her advice is always no choice buyer say this, must like that) her advice always mean it's my problem that it's like that. then u have to pay lor. Ah Bo how, u didn't ask what. WTF.

The authorities should really be tougher on what kind of people is taking up the job of an agent. No offense to the good ones ard, but if they are proficient, nothing is going to be tough for them. Mine can't even calculate.

To be fair...

Buyer's Agent is always at the losing end compared to Seller's Agent, if the Buyer likes the unit a lot and the Seller is non-compromising on price or terms there isn't much a Buyer's Agent can do. The Seller can always sell to another Buyer willing to accept their price or terms.

Actually, to be fair. How many people u work in the office goes beyond what is req of them ? Or take the trouble to know and understand the latest change in their industry.

To an agent he feels that he has done the job by just bring u ard , paper work . Prices u got to nego yourself with the seller. Afterall, seller also a potential return customer as much as u. Overall, Singaporean service level need to be improved. :/
