Recently, directly in front of my flat, there is some construction started and they are building a new primary school. Can I check if this will affect my valuation price? and if yes approx how much? Will take a couple of year to know school's performance whether tokong, so-so, or lousy. The tokong, so-so, or lousy will affect the demand therefore the price. HDB uses mkt data approach for valuation. Plastic3 0 Report post Posted November 27, 2010 I feel Location, Level, Condition, View, Recent Transactions affect the valuation more than whether it is near a School... Especially since it is a new school, if it's an old well-known school being relocated nearer to your area, you may get higher COV if the parents desperately want their children in there... Or u could target at couples who r intending to have kids or parents with young children (in the pre-schooling stage).
