I mentioned in one of my post about my sister selling her flat. Yes, she sold her 5-room flat at Bukit Panjang for $588k (Cov $58k). Then, when agent brings her to view a resale flat also in Bt Panjang, it was love at first sight & she has paid $1k upon first viewing without waiting for the valuation report!! The flat she viewed is really A1decor, as home owner is a design principal!! The asking Cov is above $40k, and there is one offer of cov $55k, so my sister ups Cov to $60k and made $1k payment on Thursday evening.

Then, out of sudden, my sister called me on Friday for HELP!!! something has happened to her....and you know why I was called?

hi mae, i havent even started reno from that time when i was sourcing around for someone for my current place and pm-ed you for donny's contact. And after many many family discussions and the 4th failed BTO application attempt (we tried on & off since last year), we finally decided to get a bigger Resale place instead and we finally found someplace suitable but we have to sell off our current place first due to the new HDB rulings for loan.

My sister has just sold her flat to a young couple at COV $58k, simple home with marble flooring.

With new HDB rulings & new measures, the resale price is still crazy!!

That's just slightly less than our COV for the new place, so crazy and my agent even says COV is still starting from at least $20k. The new rules dont do anything except make life extremely difficult for genuine sellers/ buyers like me actually

Why my sister fell in love with this house on her first viewing!! To be honest with you guys, after seeing so many houses in this reno forum, I am also falling in love with this house!! See to believe it... the owner renovated and move in Less than 2 months only!!

I have yet to show you the interior of the common toilet! Did I say my sister call me for Help...something happened to her after she viewed the flat? I went up with her and my BIL on Saturday afternoon after my facial appointment, and for what purpose you guys who know me can guess it right?

House is really beautiful....but...I will deliver the verdict later....to be fair to the owner & agent who is selling the flat in case I asked my sister to forgo the $1K deposite!!
