I also have this in my old house, is a lousy heater i must say, cost me more than $300 and spoilt after a short time. My problem is the same as yours, i think i contacted Chong yew (or something like that) in IMM as i bought it there but he get another person to repair for me. You can just get anyone to repair I find it no difference, and actually water heater is very cheap nowadays, if you've no more warranty why not buy another new one? Hey dude, Think u have to call back to the retail shop that u purchased your heater and get contacts with this Regal118. Haa.. Didnt heard it before though. I will refer you to change the whole thing, with brand such as Joven is cool. My house is using it for a 2 years and everything is still fine. A confident brand i should say. So my advice, change it.
