Weird Seller

Recently accompanied my colleague an indian Pr to view the house he shortlisted in jurong east 5 roomer. He told me it was a unit where chinese ratio was filled. So i told him good deal as the cash portion was 10 to 20k for a midfloor lift upgraded unit. when we went there to my surprise it was a chinese owner :o I asked the agent why she advertised ratio filled and blocked the owner's 80% chance of buyer pool. She gave many ready made answers but non convincing. The best reason was owner was blocking mainland chinese coz they always have misconcept 5 room must have 4 bedroom

;0. We made an offer and left and next day she called up and said unit sold to owners relative. But the same ad is still there with same caption ratio filled. I guess coz i asked too much that she dun want to sell my frend coz he matched the asking cov . I am still wandering about this mystery. Anyone encountered similar experience

Did that agent ask to bring your colleague to go and view other units? I suspect that that was a 'dummy ad/unit' from the agent to lure potential buyers to view other units so that the agent can earn cobroke fees representing the buyers.

Last year when I called up to ask to view a few units advertised on the ads that were opposite MRT station, I encountered :

1. the agent would agree to arrange viewing initially, then later called me back on the same day that the owner decided not to sell anymore, and asked me to view other units.

2. the agent would tell me honestly that it was a dummy ad and asked me to view other units lol.

The chinese ratio thingy is based on the whole block if i am not wrong, so even it is a chinese owner, nothing wrong at all since owner may have purchased it quite sometimes, not affected by it. The ethnic ratio may have changed after the owner bought place

As for the ad, where do you see it from? those free listing website? Most agents won't have time to remove that, most probably just tell you sold when you call and at the same time get the chance to offer you other listings they have.

Yup, ratio change can be one of the reasons, but the way the Agent answered salavanun's query seems strange...

jtec14 is right about Agents not removing 'sold' property ads......sometimes no time, sometimes forget, sometimes leave it there so buyers will call....anyway the website have auto expiry date so sooner or later it will be removed :)

I heard some agent have auto posting of dummy ads in certain website. If you are looking for hse, observe some ads are always the same, no pictures of the actual units and keep repeating. It happens when I was hunting for my toa payoh flat. If you go to property.st701.com website, you search for 5 room toa payoh and can always see the same few ads posted over and over everyday. These are ads to fish for new buyers. For new buyer, they will suually not notice this.

Chinese Ratio Filled dosen't mean the current owners cannot be Chinese, the ratio is not based on the race of individual house owner but the entire block
