Good examples! What about IPO?

Long time no follow share liao, just dump some in investment funds, up/down also very slow. Suit my pace. But notice all China Bank IPO all up after launching. Looks good for NOW. But very HIGH risk.

"investment" could have a few interpretations:

1. Own stay, wait for appreciation & sell

2. Rent out

3. Vacant, wait for appreation

4. Flipping=subsale

For 1,2,3 need reconsideration for those L99 resale.

For renting out purposes I will only consider L99 yrs condo.

This is because 99-year leasehold properties enjoy higher rental yields than freehold ones as they usually cost less.

A property's tenure - freehold or leasehold - does not affect the rental value as much as it does the price.

IPO = underconstruction

Contra = subsale=flipping

For renting out purposes I will only consider L99 yrs condo.

This is because 99-year leasehold properties enjoy higher rental yields than freehold ones as they usually cost less.

A property's tenure - freehold or leasehold - does not affect the rental value as much as it does the price.

Any indicative yield% for L99 & FH, base on you accessment. Bank loan face restrictions for L99 with less than 60 tenure. Rental yield is more of location.

I will never keep a L99 yrs condo for more than 15 yrs.

Many buyers still buy L99 that are more than 20yrs. Dunno whats the strategy, unless they see Enbloc potential. By the way, there are still FH that are pretty cheap in the market like $650/sq ft. as compare to $750 for a New EC with restrictions.

I set at <5 yrs, while the "face" & facilities are "new".

Anyone has the indicative psf GENERALLY for housing development ?

New BTO = 300

New DBSS = 500

New EC = 750

Resale HDB = 350 ~ 400

Resale DBSS = 550

Resale EC (>10yr) = 800

L99 Suburban = 750

L99 Near MRT = 950

FH Suburban = 700

FH Urban = 1000

Resale DBSS: Unknown, so far no DBSS has reached MOP

FH Urban = Very hard to find, if have should be above 1300

Nope.. was thinkin if i were get this EC...

First i thought it can be used as an investment 5 years dwn the road (where i can buy another re-sale HDB) but i found out that actually given the psf for this EC now i can get a private condo and need not wait till 5 years to buy another re-sale HDB?

Now, I think you are getting the picture, Got EC also cannot buy private within MOP. If found something you like, can see only, or buy using other ppl name ..... haiz ...

Yalor so i guess the onli thing that we will be "losin out" is the First-timer grant 30k.....

(which we must gif it back if we sold) other then tat i guess there is not much pros ba especially given its location

EC used to be a good buy 10 years ago. But now with DBSS, many think they can do away with the facility, after all must pay more charges. When DBSS smack in between, EC must move up.

So many category now. Maybe more to come :)
