New Lauch Executive Condo At Yishun Avenue 11

I think it is ulu, more so @ $750psf. But if ppl rush for it, then got nothing to say.

Got a fren bought Lilydale (dat ulu pl), but now laughing to the bank.

Lilydale 3br all asking for above 700k, guess they try to benchmark against Estuary. If I recall correctly that area is near some sewage treatment site?

CBRE marketing site was pushing this EC now.. and heard that the respond was good..But i do think that this place was very Ulu....i live in Yishun too but i need to take 2 feeder bus to go back to my home...and wondering if its worth to invest this EC

Condo in "ulu" sites provide their internal feeder bus service to nearest MRT station... typically (not always).

In my opinion, if you belong to the "sandwiched" group, earning more than 8k but less than 10k, buying a "subsidised condo" apartment seems like a good deal. If the EC is near MRT, that EC is a "must have!"

Still, I think you need to consider if repaying the housing loan is well within your financial capability factoring in the uncertainties in the economy these days.

Just to share... A relative of mine bought an EC near a Seagate plant way up north some 10+ years ago. After selling EC, repaying the outstanding loan (which remained a lot), they are now renting out a place to serve out a 30-month period. After renting out a place for 30 months, he complained there would not much cash left and he betting on the property prices to drop soon. Nevertheless, he is thankful that he is able to transfer the debt (interest) incurred to the buyer.

Your relative could actually still make profits by buying resale HDB while serving the 30mth period. Yishun populations is 170K. Justify to make another MRT. Thomson Line will definitely include Yishun. Once EC near MRT, potential gain at least 200 per sq ft.

hmm... From what i know the Good thing about EC is that after 5 years u can purchase a re-sale HDB and either rent it or sold it... is that true?

A: No, EC owners are not allowed to acquire a share in another residential property/HDB flat within the MOP.

If they do so, they will infringe the Executive Condominium Housing Scheme Act and HDB can compulsorily acquire their EC unit.

EC MOP is 5 yrs from TOP.

Govt GLS for EC ($300~350), so developer after construction ($700~750)

With this 5/10 years restriction, and at this price. You could easily buy other development

at this price. Unless the EC is at good location.

Yes, you may buy another resale hdb and rent/sell the EC.
