Did You Charge Utilities Bill In Your Rental Rooms

Currently got spare rooms to rent out, but as a first timer here. I need guidance whether should I include utilities (electricity and water) to the rental.

My room got 15 years old aircon (still in using condition) and I believe this type of aircon will cost more as it is definitely not energy saving type.

I intend to rent out 600 for common room but then 1 owner will be staying in the 4 room flat and usually the bill is 50 dollar the max. If I rent out with aircon facilities and I believe it can reach up to triple the amount so what should I do.

I am doing this assumption as I have one same scenario friend encounter this and also looking for solution.

Anyone out there can help us :(

Take the easy way out. Don't bother with "small" things, just charge "flat" rate.

Otherwise, you also want to charge them water usage, maintenance usage, furniture rental, internet, etc. Never ends.

yes, agreed, a flat charge will prevent miscoummuincation and in turn lead to quarrels.

market practice for $500 - $650 common room rental incl. air-con, ultilities bills, usage of washing machine & water heater.

without air con normally is $50 - $100 lesser.

air con switch on time is at night zzzz only approx. 8 hrs.

Cooking/ light cooking allowed? frequency of washing machine usage? etc must specify in the TA otherwise very likely lead to quarrels....

Property agent should able to advise you more. their fee is 0.5mth from the landlord and 0.5mth from the tenant.

But if the bill charges goes up to 300 plus, doesn't it a bit high price to pay. Since charging them is only 600. But is it advisable to top up 50 to 80 if it I will pay for the 250 bills per month.

Pls advise.

Whole flat sublet is easier, now "common room" only - is a give & take kind of thing. Too calculative can shorten life.

Sometimes I cook and we eat together with my tenant. I consider my tenant as a friend, it will make things easier.

If rent out room, owner must also learn to close 1 eye.

Tenants will sometimes forget to off lights, off tap, and sometimes dirty the areas etc.

Happen to my frien who is renting a room.

He's much cleaner than the landlord. He's even upset that the landlord never regularly clean the house. Dust, dog's fur are everywhere. Old newspaper are stacked until turned yellowish.

I'm quite confident that my hb and I are cleaner than my tenants hehe. We mop whole house 1-2 times weekly. My tenants haven't mopped their rooms at all for 3 months!

Can you imagine our living room floor will make our feet soles black although we just mop the living room floor 1 day ago? :P 1 of them also don't flush the toilet bowl sometimes after her "big business" yucks.

I feel like asking them to move out but that will mean 1 month loss of rental income for us.

Old newspapers must be thrown away leh. Worms will breed once they rot.

We the most clean leh, sweep & mop everyday without fail, except when go for oversea holidays. Wash tiolets everyday.
