I guess your house is a 3rd storey landed property.

May be you should give us more information like how many WC, how many room, how big is your house.

HDB , condo or landed property?

Got 3 room and 2 toilet upstairs and 1 toilet downstairs.

Basically downstair tearing down almost all the so call room to make space bigger

Most of the item include the part maybe that why it expensive? such as aircon unit, light ,heater oven and so on....

anything else i need to put up?

It is hard to say if the quote is reasonable. Are you able to tell us the size of the carpentry work? It is easier to tell whether the quote is high or low by looking at the cost for every foot of cabinet constructed (per foot run). Yes, I notice that the quote includes supplying the lights, sanitary wares and electrical applicances. I think it might be cheaper to get these items yourself. Maybe you can ask your ID to give a breakdown of the cost of these items and go the respective shops to make a comparison.

Maybe you want to find out the dimesion of the carpentry works... It is very vague. List down as much as possible. As for toiletry and accesories... maybe you would want to consider getting yourself. They did not state down what are designs/brands of the accessories. I find that the quotation is really simplified... does not tell you with the type of of materials going to be used: example: paint, WC, basin, carpentry size and etc. Electrical work is quote ex...

Ha! Then $70k reno is possible. 2 storey hse, layman calculation is normal 4rm reno x 2, somemore u totally outsource all job to ur ID, include purchase for items.

Before making comments like that, have you ever thought about the type of materials and equipment used. It looks like the quote includes equipment, which bumps up the cost. $75000, may or may not finish a bungalow depending on how much work you are looking at. If you were really fitting out a bungalow decently, you would be looking at $100,000 to $150,000. Have you even lived in a bungalow! There are 4rm or 5rm resale flats done for 70k and above.

after taking a closer look at the amount of carpentry work you are doing, I actually think that the quote is quite low, especially your ID will also be supplying air-con, lights, sanitary wares etc which will cost more than $7k. My reno cost + the above 3 items also add up to about $76k. But of course the comparison is only reliable if I know the dimensions of your carpentry works.
