Hi All

Just purchased this flat 2 months back and I am so looking forward to the renovation work and move in asap.

Have not gotten any ID/contractor firm yet as my first appointment will be somewhere mid next month.

I got a question for the flooring part, is it a must to hack the flooring? I heard from my agent that to lay over

the current flooring is possible therefore can reduce some cost. Any one heard of this before or even had their

own flat done the same way? Please advise :D

Do you like the design?

As for the overlay.

Yes it does save the hacking cost.

But understand that HDB only allow once overlay.

If the present flooring is overlay.

You can't overlay another tile on top of it.

Yes u can overlay the flooring. And there is quite a lot of house owner do that, overlay laminate, parquet, etc....

It is a resale flat or a new flat.

If resale, better check on the conditions on the overall flooring ( cracks, chips, hollow tiles ). It will affect the the new tiles if it is to be overlay.

If is it new and the tiles was being lay by the HDB then check the conditions too, and ask the HDB people to settle for you. Unless you dont like the color of the tiles then it will be another story.

Overlay laying of tiles YES it will safe your some cost. Still the house is being to you not the agent. The most important part is the flooring area. If "touch wood" anything happen on the flooring, any furnitures which is fix on that area will be affected too. So adivse is if resale flat tiles is in extreme good condition then better not to overlay that will save you more cost right? :P

I bought a new condo and am thinking of overlaying the balcony tiles with timber look-a-like tiles. Don't know if it is a good idea. Any comments?

If u like it, go for it. Cos u will be the one staying, not ID/contractor.

i assume that ur balcony area (no windows) to living room area there will be a sliding door right?

Due to from the balcony to living room there is sure to have a curp (what is the height difference i am not sure).

It the tiles is overlay, will the tiles be higher then the opening of the sliding door? If yes, then safety come first. nobody can predict despite a small difference of height between the living room tiles and balcony tiles. Unless the ID / contractor of yours will ensure the smooth walkway from living to balcony.

Also not sure wherethe what is the width from ur balcony to the living room, so need to take note on heavy rain too. Due to if the balcony tiles is higher then living room, ID / contractors will need to ensure on the smoothness of the tiles on one side which is from living room to walkway so there will be a slightly downslope towards living room area. Therefore when encounter heavy rain for a few hours, rain water will start to pour in slightly. Knowing that the door is close but nobody will know what will happen.

Hope you understand what i type. Still decision lies on you. I just let you know what are the things need to take note of.

I did overlay for my own house. You have to note that if your previous owner did overlaying before, you cannot do overlaying twice.

SO always check and ask before you proceed. But I am sure the contractor will know if it can be done.
