If you want to terminate the TA and if the TA is stamp. Tenant has the right to ask for compensation and that depend how the TA is drawn. 3. The new buyer of the HDB should not agree to take over the TA as it is against HDB rule. Too high risk to take. 4. Tenant cannot go after the new buyer and ask them to carry out the TA b'coz HDB don't allow purchase with tenancy. So.. that is basically between the seller and tenant My situation in year 2007 was: TA for 12 months, 2nd appt at 11st month, buyer willing to wait till TA expired, we served notice to tenant on unit's exchange hand before TA expiry but they could stay full, last month's rental paid to me, I paid to buyer... The "tricky" part is this "term", buyer is entiltled to all fixtures within unit. Agent did not explain this at first, until after buyer signed OTP..... watch out for this if you want to retrieve some items , act fast before too late. Pls check this out to play safe... This rule not in effect, but... is now in our dear Mr. Mah's pocket, he would "throw out" anytime if he finds this is "heavy" enough to cause a hole in the pocket..
