I have a ceremic soap holder that vincent helped me to fix to the wall before handover, but they used rubber material sealant to seal the sides, which was nice but I find too soft and not very lasting, so yesterday i asked vincent can help to change the sealant (dig out) and change to harder type, and he sent his guys today and did it.

My wife also wanted to add additional shelving inside the MBR wardrobe, so we ask vincent can help, and he obliged and add for us too today FOC, hahahahaha. No choice, sometime u don't really know what configuration u want in the wardrobe until u moved in and start using. :)

MGL installed the curtains today

Full length day+night for living and half length night for all bedrooms

Here's the living room curtain

Sofa faabric 3+L from Seahorse, cheapest I can find, and I like the quality for this price.

coffee table and telephone table from Ikea

TV and TV console moved from my previous flat

Still using the TV console moved from my previous flat. Haven't seen any that I wanna buy yet, my priority now is the dining table. I'm still using my Carrefour 6ft plastic folding table as my dinign table.

Been getting lots of PM request for my contractor contacts the past few days. I have replied every PM.

I'll be out of Singapore the next few days so I wont be replying to PMs for couple of days, and I guess putting contractor contact numbers here is probably not a good idea and not allowed.

Anyway, just curious, anyone whom I have PMed contact has gotten quote already, and how's the quote?

I realize I didn't have much pics on the storeroom I built in the foyer area.

The story is I already have a storeroom inside the kitchen area. But I need more store, and I got my inspiration from many here in RT who built a feature wall to hide their bombshelter entrance, so i told Willie and Vincent I don't have a bomb shelter, but built me a feature wall storeroom at the foyer area anyway. This is a storeroom, not a cabinet, the inside is 7ftx3ft empty space.

Here's some pics.

All 3 doors closed. Cannot see clearly from my small pics, but the panels are not flushed, but actually pop out (in-out-in-out) to give a more featurewall like 3D effect. Vincent have even more complicated designs but i opted for the very simple alternate colours design.

With 3 doors opened. I have a steel rack shelf in this store also, moved from my previous home. U can see the store is full liao, haha. The store in my kitchen is also full.

Hi sgnick.

Just read your blog. it's like a well organised interesting story showcasing your renovation experience . i'm getting my 5-room (about same size as you) in dec at sims drive. currently searching high n low for id ands contractors. have been really demoralised by the high quotes so far due to my low budget (ard 30k)...

gotta said that after reading your blog, it gives me a bit of encouragement. in terms of the work you have done for 40k, it's really unbelievable.

i presume you design your own floor layout before telling the contractors right? same sentiment here... i prefer do my own layout, then tell the contractors exactly what to do... =)

can pm me your contractor?

btw, couple of questions which need ur advise:

1. when we engage a contractor, should i meet out straight away, or send him my floor plan?

2. your air con is system-3 or 4? you have so many rooms! all rooms have air-con? living room also? which brand u get?

regards,

steelze

Hi Steelze,

thank you for visiting my reno blog.

For my ID search, I actually have HDB floorplans, layout floorplan done with floorplanner.com, plus my own design handdrawing of carpentry things I wanted, attached to a very lengthy email which itemizes and explains everything that I wanted in detail. I then send this same email to every ID contacts I got. Most of them can quote me based on my email cos it already has all the details. Some will call me on phone for some clarification on my email. I spent some time doing the layout and drawings and drafting the email, but saved alot of time meeting and explaining the same things to each ID again and again. Also, once i got very good quotes like from Room For Ideas, I stop beating about the bush in my subsequent emails to other contractors, I will state directly in my email to them that I got a quote for $XXXXX, and they should quote me only if they are confident of quoting lower. This goes on until nobody can quote lower. Then I just meetup with the 2 lowest quote contractors to see who i can click with and prefer.

My aircon is Mitsubishi Electric Sys4. I have aircon in Living room and 3 bedrooms. The last bedroom will be installed with a Sanyo sliding window aircon if I need a/c in that room too. This is the best solution I can think of for my place.

Hi, I bought this, but upgraded to 80" height (usual 72") and 5 levels of shelf (usual 4 levels).

StandardRacksB.gif

Thanks for the information. You get a good bargain. I cannot use this as the length is too long, so had to customize. ;)

Hi,

my reno has finally started. It started last Saturday actually with hacking of cabinets. Or maybe last Friday with removal of window grills. hmmmm...

Here's my floor plan. 122sqm 5I.

RenotalkFP.jpg

Current plan (subject to changes)

floorplanner120610.jpg

I have engaged a company that is relatively unknown here in renotalk, Room For Ideas Pte Ltd, managed by Willie and Vincent.

This is after getting about 8 quotes from IDs and contractors. Both Willie and Vincent are easy to talk to and friendly, and give me a good price for the reno. Quality wise I have visited one of their newly completed HDB project, looks great and owner happy with their work.

Scope for my reno includes full hacking and rewiring, so is a complete overhaul of my flat.

So far so good, hacking done, waterproofing started, tiling started.

Tiles from Hafary and Hup Kiong

Baron WC/Sink from GRLink

Taps from Grohe

Rubine Kitchen Sink from Poh Seng

Mitsubishi Starmex Sys4 from Gain City

Windows and Grills from City Aluminium, Alex (former from Yick Hong I think)

UPDATE 28-July

Renovation is almost done, almost move in condition, just few finishing touches

Over all, everything is well done, and we manage to keep the cost to low 40K which is inclusive of electricians, so I will say my reno is value for money and I will highly recommend my contractor for their value and good work. And their attitude has been top notch throughout the entire period, when i make request for changes etc, sometimes even after the thing is already up, no unhappiness, no blackface, etc, gave me everything i asked for the way i wanted with a very service oriented attitude. Thumbs Up for Willie and Vincent from "Room For Ideas". :good:
