I think painting need several rounds.

Because after you install your false ceiling, l-box, and electricity, your painter need to do touch up.

Your aircon-work can be combine right? why need to separate the aircon blower work?

No carpentry work? (I can't remember your reno works :D)

yep i allocated two days in a row for painting..didn't know still need to touch up!! :o so i have to add in second round.

we only have kitchen cabinet, no other carpentry works..

Both our aircon company (Creation) + our renovator says aircon should be installed on two appts: first is to run the trunking, second is to install the blower (think separately cos trunking must be run before plastering but blower must be installed only after plastering? - not sure.. :unsure:)

Trying to do up a schedule, can anyone please advise if this is the correct order of things?

- all masonry works completed

- aircon trunking installation

- run water pipe

- run gas pipe

- plastering

- replace windows, doors, gate & grilles

- painting

- false ceiling, lbox etc

- painting touch up

- kitchen cabinet installation

- install sanitary fittings, lights

- aircon blower installation

- cleaning, acid wash

- handover

for mine, the false ceiling was built first before the first round of painting and the touch up will be just before the cleaning/acid wash..

Painting is always an issue. After so many different tradesmen come in, the painted walls will get blemished. Sometimes the painter will just paint that particular spot during touch ups and if you look at a particular angle, the blemishes is obvious. And also during touch up, the painter may not lay any protectors and the paint will drip to your stuff ....

And then protecting the floors .... The flooring protection sometimes gets uncovered as the renovation progresses ... and then scratches on floor :(

Installing sanitary fittings and carpentary works - i guess it is not a problem if you dont have any concealed pipes/electrical wires - the carpenter will sometimes drill into pipes accidentally if they dont use a metal detector or refer to plans.

I wonder whether most people experience this ?

Possible ...

Maybe the idea is that the blower is installed on the wall that has been plastered. So in the event you take out/change the aircon, you still have a good and even wall.

If that's the case, why not plaster it then install the aircon as 1 work (trunking + blower installation).

I don't understand the logic why need to separate the works though. I suppose there's another reason for that.

my PM is supposed to give us a schedule after our permit is approved. cos right now, we've already waited something like 3 weeks for the permit..don't get me started. :bangwall: we're doing up our own schedule first to coordinate the different deliveries plus also we'll be outsourcing our plastering, electrical and painting.

we won't be having any concealed pipes/wiring so not a problem then. we'll try to leave painting to the end, hopefully can avoid any blemishes.

trunking is done separately cos they need to drill/hack holes, so my PM says get the trunking done early so that any unsightly holes can be patched up then plastered so everything sui sui.. :D

Ah ... for me, the GainCity is plastering/patching any small holes due to trunking :D

good for u..i suppose Creation will also do that but we don't want them drilling any big holes thru our nicely plastered walls!

I remembered having to change my furniture delivery dates many times because the renovation was dragging on and on ....

How did you find your electrican ? How was the quote like ?

ya i've already had to change my bed & mattress delivery date. soon i'm going to change my fridge + washer date. argh! :bangwall:

my electrician was found right here :D jaskel will be helping me out..

oh yeah .. i remember getting my fridge in ... i measured everything from doorway to kitchen .... then forget to measure the turning radius as fridge needs to negotiate a bend in the kitchen. Fortunately, they could unscrew the kitchen door ...

ya i've already had to change my bed & mattress delivery date. soon i'm going to change my fridge + washer date. argh! :bangwall:

Mine went this way:

- Hacking

- Masonry works (Tiling, screeding where applicable)

- replace windows

- plastering

- electrical trunking laid

- run water pipe (no gas pipes for me but shd be here)

- electrical wiring laid (partial)

- false ceiling & L-box installation

- aircon trunking and fancoil installation

- painting round 1

- install sanitary stuff + masonry for bathtub

- install ceiling fans and lights (where applicable)

- install toilet and kitchen doors

- install window grilles

- cleaning and acid wash round 1

- install laminate flooring for 2 bedrooms

- delivery of kitchen appliances

- carpentry works

- electrical and lights installation part 2

- install main gate

- install main and bedroom doors

oh we won't be needing to worry about that i suppose, cos we're going to hack the wall dividing the hall from the kitchen..so should have more than sufficient space for the fridge. you're so detailed leh, measuring everything from entrance to kitchen :bow:
