patsy_sg 1 Report post Posted March 10, 2010 Hi patsy_sg, First of all, congrats! I love your floorplan. Balcony! Anyway, I think it will look gd though. It depends on the design. I imagine it will be a mixture of open shelves and some with doors. And since you loves wood, I think wood laminates will look gd also, with the wood grain running horizontally across. White curtains and a bright colored sofa will end it off nicely. Flooring is cement screed or white homo tiles. Hee. My opinion la. hi Mickey M, thanks for your feedback... think i'll have to scrap the idea too coz my ID said it will make the dining room very cramp, especially when we have guests. Like the rest of your ideas though, will do wooden blinds for the balcony door coz i find curtains very heavy in this weather!! and have had my massimo sofa from 2 years ago re-upholstered to red!! porcupine12trade 0 Report post Posted March 11, 2010 Hi porcupine, am converting it to a wet kitchen and will hang those bamboo blinds from ikea to protect it from rain... where is your new place? Hi patsy What are you going to do with the original wet kitchen? moving ur wet kitchen to the back balcony means you have to move gas pipe etc? but at least its a great use of the balcony space that you have paid for . currently all i can think of is make it a washing area.. a small sink with dishwasher (dont know make sense or not) and convert the yard toilet beside it to laundry room. Also from your floor plan the balcony is beside the yard (same as mine), i assume you are going to hang ur laundry there, will the cooking smell go to the laundry? my new place is at holland
porcupine12trade 0 Report post Posted March 11, 2010 hi patsy many qns from me paiseh... where are you gong to place ur fridge etc.. in the original kitchen or new wet kitchen, can you share the layout of your new wet kitchen in balcony? I was like you, liked the idea of back balcony for some reasons... but as time goes, i wonder if my "fantasies" are practical

Going to look for a stainless steel work top for that area. Will also get a stainless steel stand alone sink for the yard beside the washer/dryer to do the heavy washing (woks etc). For laundry since there's only me and my helper at home, am sure we can sort out a schedule where there will be no more clothes hanging when she is cooking. porcupine12trade 0 Report post Posted March 11, 2010 (edited) sorry for my blurness, looking at ur floor plan there is a wet kitchen? or was the wet kitchen converted to dry kitchen when you bot it? sounds like great idea to go for SS worktop n stand alone sink.. so meaning you need no built in or carpentry work... good! where to find stand alone sink? my original idea was built a SS sink with cabinet below and slot my dish washer into the space beside the sink. i have a problem with laundry coz i am a family of 5, perpetually have loads of laundry :s anyways, looking fwd to read your reno journey n pics Edited March 11, 2010 by porcupine12trade

I don't have a layout per se.... cause most of it will be DIY/favour from my ID. The space in the original kitchen I will build a cupboard unit to house the built in oven plus some storage. I bought my previous stand alone stainless steel sink at Hoe kee in IMM, they have various sizes available. Why don't you post your floor plan and the experts here may have some ideas for you? ossify 1 Report post Posted March 11, 2010 welcome to RT! Wow your floorplan looks so fun to work with. I would push the kitchen all the way back into the balcony. The yard would be the dining area. This way you would have a big big living area Enjoy your reno! If you want savings in your reno, feel free to pm me
ossify 1 Report post Posted March 11, 2010 Yeah, been to Mirage Teak House, quality is so so, may look at them for the balcony tables. I was looking for a glass top table with solid wood legs, really hard to find! am also trying to go with a new look this time around, less cluttered! More of a modern wood theme... lots of white, and dark wood, except for the sofa, which i've just had re-upholstered to deep burgundy red!!! i would leave your table, scratches and all, makes it look "lived in" and comfy! just got a quote from my ID, 15k for some minor carpentry and painting... seems a bit ex for a brand new condo? hmm maybe you shouldn't be going for ID if you're just doing small works. interested to do it in 10k? need the advice of the experts here.. I'd like to have ceiling to floor cabinets to cover the entire lenght of the wall from the balcony area to near the entrance, do you guys think it would cramp up the place if I use white shiny laminates? Be nice to have all that storage space although it would go against my new motto of NO MORE HOARDING! my suggestion is not to have full height, but rather almost full height. This will create more sense of space. white is a good idea because it would make the place look bigger. I did my house in the same way, and the storage space is very useful
patsy_sg 1 Report post Posted March 11, 2010 thanks ossify! not really planning to knock down any walls coz i need to move in as soon as possible!! (sold my old place already). Have decided not to go ahead with that, or rather KIV it for the future depending on how much storage I will need after I've thrown away the stuff i don't really want. Considered not using an ID but my ID is an old friend who is basically just helping me coordinate things coz i travel a lot and don't have time to coordinate. He's also helping me customize some stuff so ok lah... plus lots of stuff FOC but will definitely ask you for help!! I may need to ask you for kang tao to fix some lamps I have that need the switches repaired, etc.

I love to hv long cabinets too n have the same worry it will clutter the place, basically i need alot of storage (fam of 5) and clutter free space. What do you mean by almost full height? meaning suspended or leaving gap btw the ceiling n the top of cabinet? thanks
