ah.. i guess its for glass works.. we have 2 big area to glass up. kitchen and study. almost from floor to ceiling. Thus the longer wait. The pond smells? hmmm.. maybe i did not go check out those unit over there.. All i heard was with fresh water bodies around chance to have more mozzie..

Downtown east pretty happening le .. went there a few weeks back to walk walk.. pretty pack i would say.. the cinema is pretty good too.

U jog huh? then the sport complex will suit u just fine. I am more a cycling person.

Woah floor to celing glass? Must have cost quite a bit?

Haha yes mozzies aplenty there, I always get bitten if I'm there in the evenings. Cinema is very packed at times! I guess not much other options around here besides tampines which is equally packed.

I can't cycle  Haha so I only jog when I feel I've lazed around for too long..

Only the study area will be glass up.. I believe henry quoted me 980 for the whole setup. where as the kitchen though not floor to ceiling , it starts from the countertop to ceiling, tat cost us more 1.3k, hopefully it will turn out nice.. will surely take lot of pics when its done.

yuck.. hate the mozzies .. i would think tampines is worst! feeling like it in Hong Kong.. people mountain people sea.. lol.. actually wanted to find an unit there.. after looking that just how pack it is .. we decided on pasir ris. Well at least we want to shop can just hop onto the train and shop there then escape back to Pasir Ris .. LOL

Actually personally i would think if one wants to have a great cardio work out, roller blading is the way to go. Low impact on the ankles, work ur heart rate up like crazy. :P

1.3k eh.. that's harsh :bangwall: I tore down my lourve window at my balcony / kitchen and thought of doing up a glass panel but thought of the price and decided to leave it empty for now. Haha. Please do take pics when they're up.

Ooh tampines is really stuffed with people. It's convenient but no thanks. I'm "afriad" of crowds and the squeeze. Hopefully Pasir Ris won't ever get so crowded as that.

Speaking of blades, I hope mine hasn't rusted. Kept them in a relative's place since I'm not staying in my own place now, not nice to bring everything here.

Which part you're staying btw?

Yea... but u know whats really funny? the glass up kitchen wasn't in the original plan! lol.. the plan was for us to have an open concept kitchen with fans in the living and dinning room...BUT! sadly it did not end this way..

So the story goes.... me and my wifey were shopping for our sofa.. and got one that we both like ( one of those full leather with incliner types).. so we are like sitting in it (totally enjoying the sofa) while waiting for sales to prep our paperwork.. then i have to open my fat mouth and say .. " dear, u know what? i would bet 80% of the enjoyment of this sofa comes from the fact that this place is air con. Just imagine we kanna those days that is hot and humid , i doubt the fact we will be enjoy the sofa then, even with the fans at full blast." LOL needless my wife looks at me and say "really? then i guess we have to air con the place and seal up the kitchen" hahaha.. we look at each other and started laughing...

2 days later henry and Hong Tar was laughing to the bank and my wallet is not. Well.. the moral of the story... dont start a BBQ just becos the aluminum foil is cheap.

ANYWAY... :P 1.3k i think its becos of the false pillar and the extra workmanship needed to mount the glass. No worries.. there will be lots of pics when its up.

Blade wise.. if its those branded ones.. most likely u just have to re oil the bearings and u are good to go.. if those carefour types then chances are its a goner if u dont use it often

We are at st 53 .. blk 500ish

Hey tigertgr,

Trust me, you won't regret your decision to seal off the kitchen from the rest of the place. I do alot of cooking and I never understood the merits of having open concept kitchens.

To get a good grill going (a nice juicy steak :D ) or flaming up the wok (chilli crab :dribble: ), there will be smoke, lots of it. Let's cook!!!

supp! yea... my current 3 room is open concept ... whenever my mom cook something... have to retreat into the room .. lol.. i guess when a place is small and your family dont really cook an open concept kitchen does makes sense..

yea.. that is also 1 of the reason that we are trying to justify the glass up and air-cons for the living/dinning area... :P

Lol, all for the enjoyment of your recliner sofas. But I belive that kitchen should be closed off from living area la. Especially if you fry and bbq :P Just imagine the mopping and cleaning after if it is not closed off. I think open concept only works for ang moh cooking. Haha. My kitchen will still be closed off from the living, just open to the balcony. Provided I don't get tempted when I see pics of ur glass when they're up.

Blades are K2 I think. Heh. Hopefully never wasted my money

I stay Blk 500+ now.. my BIL's place. Lol.

Yea... so true abt open concept kitchen.. i guess we just have to stock up on those glass cleaner spray! lol..

Well.. actually unlike air con.. which if u want to do .. better do it during the reno phase, if not it will cause major disruption to ur daily life when u decide to do it later. I think glass works like walling up the kitchen can always be added later without much disruption. We are hoping that it will turn out ok. As apparently there is lots of way to mount the glass on top of the service counter and also to attach them to the ceiling. Hopefully henry will come good for us.

K2s are good stuffs! so dont have to worry much.. just oil and go! :D

wow.. that pretty close! ours is nearer to the mrt side then the "lake"

How many ways are there to mount the glass? :o So many new things to learn about reno....

You sound like u're familiar with blading. Ha.

Yep, but i think yours is more highly priced :P Since nearer to mrt. Those just beside white sands were going near 600k I think?

Well.. i have seen all of photos that mount the glass differently ... some is simple a "U channel" Stainless steel bracket on the kitchen top then the glass be inserted in that "u channel" , some have a grove cut into the kitchen surface then the glass is mounted in the grove... etc.. anyway.. i guess i have to leave it in henry 's good hands..

LOL.. na just there was that "blading" phase.. :P read and hang around those roller blade people. lol

Oh yea... was checking out propertyguru.com ... pretty insane those block near the pond , i believe 300++ all asking 600++ sum like want 100k COV . Frankly if u are willing to pay top 600K .. might as well consider EASTVALE that EC near downtown east. More value imo.

Actually i think we are lucky la...manage to get this at COV 25. Cos the owner keeps rejecting offers when they started selling their unit. Till in sept property market went down a bit and alot that their valuation report going to expire. They kan chong then so happens we went in at the right time and the highest bid then..

Sometimes buying house also have to count on abit of luck and fate. :P That my view anyway..

Week 7!

Surprisingly lots was been done.. most carpentry is in. Ceiling fans are up. Air Con Blowers and Compressor up. Our doors are all in. And our grills are up too.. Let's let the pictures do the talking.. :D

P4240845.jpg

Our Feature Wall. 7Ft wide.. We got the idea from a magazine, showed it to Henry's carpenter. Turns out pretty nice imo..

P4240846.jpg

Our fire rate main door. Pretty heavy..a nice feel to it. Waiting for the door closer to be installed. Btw we switch the open side. Used to be open from right swinging to the left.

P4240855.jpg

Another shot of our main door . shot from the back.

P4240847.jpg

A shot of our new grills.. We are glad we decided to change it.. it looks much better now, unlike the the old bronze colored , squared patterned ones.. and on henry's advice we went with silver... actually wanted powder coated white.. turns out good..

P4240852.jpg

Our bedrooms doors..with a shortish handle lockset.

P4240853.jpg

Our shoe cabinet.... As we wanted it to be in line with the wall on the left.. thus the width is not much. Will have to place the shoes side ways.. It served our needs as our family don't really have much foot ware.

P4240854.jpg

As we mention due to the cabinet not been deep. So we can't have those slanted split type..

P4250894.jpg

Shot from our study area ... Our Sycamore fans from elmarks is finally up! :D been looking forward to they ... only gripe was due to our false ceiling .. its a little lower then we planned.. but we can live with it.. just make sure i don't do stretching underneath them.. lol.. Btw, knowing that 1 was selling for 1380 each.. we were trying our luck when we told them if they can do 1 for 800, we will buy 2 .. if not, we are going for KDK... lol.. We bargained abit and end with 2 for 1.8k .. didnt really expected them to slash so much.. lol.. how my wallet cried.. on well.. love the looks!

P4250914.jpg

A look of our new and improve living area . Shot from our unfinished kitchen.

P4250915.jpg

Another shot from the same spot. Now looking at our dinning area...

P4250900.jpg

Our unfinished kitchen. Waiting for the granite solid surface and our glass up partition to arrive...

P4250901.jpg

Our smallish kitchen ..Which suit our needs.. cos none of us in the family is really a heavy cook.

P4250907.jpg

A shot of our cool area. just a simple L shape cabinet.. the WM and dryer will be place on the right side of it.

P4250910.jpg

A preview of the view from our kitchen overlooking our living/dinning area.. can't wait for the solid surface and glass partition to be up..

P4250913.jpg

Due to the lack space we have to place our microwave under the service counter.... Henry did a pull out shelving too.. didn't expect that..lol.. nice!

Our study area... with the glass partition up and also the book case... my wife was pretty happy with the out come.. since she is one that is going to use this area..

P4240860.jpg

A closer shot of our book case..

P4250866.jpg

Another shot.

P4250890.jpg

Moving into our MBR .. its a shot of our new bathroom door... most likely to be frosted up. Its overlooking our L shape wardrobe

P4250879.jpg

Now a view of our freebie! lol.. the small cabinet beneath the sink.

P4250878.jpg

a look of our L shape wardrobe... sadly due to the L shape there is some 'dead' space.. which the carpenter use it to hang our clothes.. i guess we will hang those "less" used ones...

P4250881.jpg

The dead space that we mention above.. You have to stretch ur way in abit.. lol..

P4250885.jpg

here a view from the other side of the L..the left side of the wardrobe can be use to hang clothes if we remove the shelves...

P4250874.jpg

Here a look of our MBR TV area cum my computer area.. TV in the middle with my computers on the right, i will be sitting on a bean bag.. thus the lowish height of the table... the bean bag is pretty cool too.. more of it as it arrives... the color combo turns out great.. its another wonderful suggestion from our carpenter..

P4250869.jpg

Here is our baby's wardrobe.. keeping it colorful and different from the rest of the house... the flower prints looks great! ...
