lolx... ya the id or contractor seaching then reno and start every week start buying things and see ur piggy bank go super low... haha :rofl:

Hi neighbors, i just went back SG early this morning and quick quick collected the KEYS!:rofl:!:P!:)! after signed many many docs at the hub. Then quick quick went to new house to check it out. To my surprise, many things have been done by HDB, even the showers in both toilets!! only things left are: flooring and kitching and waredrobes....

Some old guys standing at the BLK79 approched me for reno work. Their quotes for the flooring + Kitching+ 2 WDs are ard 10~13K. Evry basic things, no feature design. Is this quote fair enough? Is wooden with Laminates good for whole unit flooring? Thanks for sharing.

e info i had gatherd during my ID/renov co hunt, i find $10-13k is e average pricing but olso must depends on the quality of materials, workmanship, & schedule.

- Olso, u gota take in2 considerations, is e kitchen top in 'postform'-cheaper or 'solid-top'-more expensive? Better grades solid-top eg. r cresto & corian (with warranty cert). Wat types of wood they using, (solid, thick-plys or compressed)? Wat types of external finish - textured/gloss laminates or veneer finish, ABS trimmings? Whether got nice layout for drawers/cabinets/chest, frosted glass top-hung cabinets, hydraulic hinges (anti-slam). Length of kitchen cabinet, wil b cheaper if got no island or C/L shape cabinets, top & bottom cabinets <20ft, no steel or glass suspended fixture.

- Olso gota take in2 considerations got hackin of wall, relocation of door? Length of wardrodes?

- Olso gota include extension of piping inlets & outlets & washin machine excess water drainage.

- Olso gota include relocation or new elect lightin & socket outlet pts.

- Olso gota take in2 considerations of any L-box with downlights ****/dining/master bdrm, or any false ceiling at entrance & bedrm foyer.

- Olso gota include painting of whole hse (including exposed pipings & doors etc), haulage, chemical wash, clear debris.

For laminate flooring, depends on individual. Some like e warmth kind of feeling. But mus get e better grades 1 (eg. from supreme or knonotex). Floor screeding b4 e laminates r being laid, r done by hdb for free. Gota submit form to them.

Olso gota set aside aprox$10k for lightings, basic furniture (bed, dining table, tv-console, coffee & bedside table), elect appliances (tv, fridge, wash machine, hob & hood, dish wash basin, tap-mixer) window grilles, aircon.

Lastly, gota depends wat's yor future plan for yor flat. If gona rent out then sell off 5yrs later, then basic renov of $10-13k is gd enuf. But if u wan cheaper price with very basic renov, there r <$10k 1s.

Pardon mi if i write 222 loonngg or 2 kpo.

That is a comprehensive one.

to add on,

the uncles are mostly contractors. as I think only contractor can offer 10-13k pricing.

If you already know what you want to do (ie have a design in mind), can try.

If you know 'nuts' about designing or have no idea what you want to have or intend to stay long

(ie like my case), better consult an Interior designer, however do expect to pay more.

So far, the lowest quote I have seen from an Interior designer is 18k. Also doing basic.

Just that Interior Designers will give u an idea how your house will look like with the 3D drawings.

Contractors will at most do a 2d rough sketch.

Contractors will mostly give you a very standard design since it is doing the basic.

actually, I was approached by these uncles before and promised that they can do up the whole house for 12-13k.

My father was interested as it was cheaper compared to those quote that I have gathered from ID

which range from 18k to 25k, so we went to see their workmanship.

maybe it is the beginning stage, so like very messy, the wardrobe and painting workmanship wasnt really there.

but maybe it is the 1st 'draft' of work , so wont comment much.

then when we probed further, he said that the 12-13 k is actually a package that include flooring, painting, u know those basic..

then the rest will add on if we want more carpentary, which adds up to also 18K++ 20 k... no difference from ID.

the house that he show us, quite obiang obit, i asked him 12-13 k can do all these?

Uncle replied. nono,,, this one is 27k. I ..........

the choice is urs, to whoever you are more comfortable and have more confidence with.

i find the kitchen long.

Maybe different units have different shape. I quite headache abt my cabinets. Cos if i add in washing bay which is presized by HDB. My length of cabinets + fridge is 11ft only. Not exactly that long.

Hi Simeonlin

My only advice is: don't rush. Take a bit of time to read through what the forumers here and other forums in renotalk have gone through. Then look at the IDs/contractors, compare, place needs before wants, then you decide. Don't let the word 'free' con you into signing. Quality comes with a price.

Most important, don't forget to look into your wallet before signing anything! :P

So which Blk do you belong to?

It seems like most IDs' quotations include construction of false ceilings. Anyone here who omitted this from your reno? Can share what's the pros and cons?
