I'm in blk414, but, staying in bedok for more than 30 yr, may be can help you.

hi beggof i will be buying a unit in the mentioned blk. OTP exercised, now waiting for 1st appt... I wanted to see if there is any bro or sis here which happened to stay in the same blk.As i am happen to be around the vicinity yesterday i went to see see look look around the unit for any LS painting. I didnt see any LS painting at the floor of the unit i am buying but i notice something fishy on the wall of the 1st floor lift landing. i saw a very very faint painting/ writing on the lift landing wall on the neighbour unit of the flat i am gg to purchase (3 unit away). I read about alot of LS flats in this forum thus abit worrying... so i hope i will be lucky to find someone in the forum who stay in this blk to chk.

Anyone know if the neighbour or if the seller did borrow from LS, can i still back out buying that unit (first appt not yet.) It will be a very trumatised experience for my mum if the seller or the neighbour borrowed from Ah Long when they come to disturb. Pls advised...

If u back out before 1st appointment.

U will not get back the deposit.

U taking Bank loan or HDB loan? If bank loan, there might have a penalty charge for cancel the loan

Why don't you confirm with the seller abt the LS.

Oops. Just recall sth.

The property agent commission. Think you need to pay these too. Check the commission agreement.

Q: Due to unforeseen circumstances, I do not wish to proceed to buy the resale flat. How do I go about doing it?

[buying A Resale Flat > Resale Procedures for Buyers > Submit Resale Application]

A:

Before the first appointment

Either buyer or seller may submit a written request to HDB to cancel the registered resale application.

After the first appointment

Both buyer and seller must agree to the cancellation of the resale application and submit a written request to HDB for the cancellation. This cancellation, however, does not necessarily mean the Option to Purchase becomes void.

In the case of a dispute, both parties will have to consult their own private solicitors.

LS stuff can be handled by police, so it is "manageable". But if u have bad neighbour, only God can handle him/her. Seriously, when I sourced for unit last year, LS matter is not in my list. Law on LS is now very tough also.

If any LS comes & damge my property or disturb me, I'll get to the bottom and make sure he pays twice the cost.

therat: I think losing the deposit is better than they su ka su ka come disturb. Dont want to let my mum upset abt this issue (which if exist I may still be able to do sth), rather i buy the unit already then i LL cant do anything. Well, i still got one mth to observe the units... even if the seller's neighbour do borrow LS, the seller wont say one, if not how he sell his unit right.

bepgof: ya very true. LS come disturb is not everyday affair but if got bad neighbour then sianzz.... the LS runner always come at night. Where got so much time to play with them. Better not give myself so much headache to buy a LS flat or LS neighbour flat unit la.
