Floor/building Plan

Hi,

Just bought a (dream)house.

Would like to do some planning ourselves before engaging a renovation contractor.

However, the previous owner does not have the floor plan of the house. (they moved in almost 20 years ago)

Will the information be available for purchase from BCA?

For very old houses, BCA will not have the floor plan. If the house is 20 years old, there is a good chance that you can get it from BCA. When I requested for my floor plan, it cost me $20 + GST.

Check the whole house, nothing useful was available. For houses above 40 but below 50 years old, I think the chance of getting the floor plan from BCA is 50-50 at best. For houses that are above 50 years old, it is unlikely that BCA has the floor plan. This is my experience but other bros/ sisters may have better luck.

i think the house is 40 years old...

we are going to be the 3rd owner...

i will request them to check the switch box :D

40 year old house sounds like extensive renovation, A&A or reconstruction is due.

BCA has the floorplan. they just have to charge you $50 for them to search. Then you pay about $50 to have it brought out for printing then $20-30 for printing fees.

Floorplan will show you the footings and etc just that the drawings are almost impossible to read but it's the contractor's job to make the best out of your drawings.

You have to be the legal owner in order to go BCA and request for it. If you are still in the midst of processing your house purchase, i doubt the existing owners will do this for you coz you have to go down personally.

My floorplan was from 1957.

BCA Legal Search

click the abv link. since u r the owner, u don't need to get the required authorisation. if you haven't taken over ownership, u will need to produce the Option to Purchase form.

they will reply u in a few days with the relavant microfilm serial numbers. follow the instructions on the e-mail. when u are at the BCA office, the staff will usually help u and advise u what slides are relavant. copy down the numbers and bring the film to the printing room, pay and u r done.

my dad's place built in the 50s was available. so maybe u have a chance. good luck
