Post War Sit 3-rm Flat At Moh Guan Terrace

After much waiting, the hacking work finally started on 22 March.

Within three days, the whole place is almost demolised, except the external wall and the roof. Now the whole place looks so spacious. :)

Initially I thought of creating a pitched ceiling beneath the existing pitched roof, but now I have to drop the idea as there are way too many metal structure running across the roof at different height. Will talk to the sub-con for false ceiling on how I can push up the ceiling to a higher height, as I have plans to paint my ceiling in dark grey colour.

Renovation progress has been slow as I was indecisive and slow in confirming the works with my contractor.

The only work that has been completed so far is the window. I quite like the black frame clear glass windows, as it gives a timeless look and hope will go well with the rest of the furnishing when the place is done up.

hey moh guan, love your black frame windows too! are they aluminium? powder coated or not?

It is not powder coated. If I'm not wrong, it is known as black anodised frame.

The progress of my hse reno is still very slow. So slow till the renovation permit expires. :(

Anyway, here are some pictures of the works done on site.

The toilet wall almost completed. Will most probably leave it in this raw finish.

hey moh guan, any updates? really like the new toilet walls..!

my plan was to leave the wall raw without any finishing, but the waterproofing workers overdo the waterproofing and part of the toilet entrance wall was covered with black waterpoofing membrane. I could have salvage the wall by having it painted in white, but then it will be similar to what I have in the bedroom. As such, I decided to clad the toilet wall with thin bricks to create a different look. Hope it will turn out nice.

Thought finally they finished up the toilet tiling works. But then, to my horror, they forgot to put in the cistern. No flushing button on the WC wall!!!!

REally **** stupid of the tilers to tile up the back wall of the WC with mosaic when the plumbers have yet to put in the cistern.

Workers hacked open a hole and thought can just put in the cistern. But the plumbers didn't realised that my Geberit flushing system requires a depth of 200mm. So end up they have to hack open a bigger hole just to house the flushing system.

Another stupid mistake made by the plumber!!!

The showerhead was not aligned with the mixer. Although it was different by only one small piece of mosaic, I told them to re-do it, as I don't see why they couldn't have it aligned with the mixer. So the workers LL but have to remove two mosaics tiles just to have the head aligned.

Told my contractor that I want my ceiling to push up as high as possible. But he didnt follow my instruction and got his sub-con to follow back the old ceiling height.

The following pic shows that the ceiling grid was about 100mm below the white wall.

I was very pissed as I already told them I wanted to install a ceiling fan. Although the fan that I bought is suitable to be used for houses that have a ceiling height of 2500mm, I instructed them to re-do the entire ceiling grid in both bedrooms. From the following pic, you can see that the ceiling grid on the left side of the wall has been pushed up to the brim of the wall. (The white horizontal box is my cove lighting using blue T5 light tube)

the brick walls are really nice!

and can i just say again how i love your black frame windows? :wub: i had to pause your reno video to see the windows again..hehe...very nice!
