Independent Buyer 1% Commission To Seller Agent

thk the agent did the invoice herself. therefore once received the comms from you no need to submit to company. all for herself.

But she ask me to issue check to her company, not to her name....

I wonder how the big property company handle the flow of issue invoice....

propnex a big co. wor, invoice should be on proper co letterhead leh. i also received a proper invoice from my agent for commission.

I did receive a proper invoice from propnex stated the 1% commission.

The agent offer me lower commission thru SMS without official reply from Propnex... Think better not to pay her...

Besides, it have been a month since i wrote to their legal dept, so far only feedback that they have receive the email, and still investigate the issue..

So long...............

one month to investigate!? maybe lots of other such cases to investigate also. Haha. So far haven't heard anything good about propnex agents yet. all the bad comments only.

I understand from this forum that MND has a draft report to try to regulate the real estate agents practices. I, too, think that having a seller's agent represent both seller and buyer does not make much sense as there is conflict of interest. Does any one know when MND targets to have the regulations? Many thanks!

It is still in progress no official date set...

Well, my agent is from Propnex. Her service is good so far.

There are Good Agents and Bad Agents from ALL Agencies...

It doesn't mean that you met a Good Agent from XXX Agency means ALL Agents from XXX Agency are Good...and vice-versa..

forgotten, it is good that you have received good service from your Agent!

Actually before buying the flat, you should have raised any objection.

I bought my pte apartment 3bed room (1195sqft for around 484psf heh during crisis period in early 09) and just took 1.5hr, after some bargaining and decided to buy (lots of people came in to view with me and that was a mistake that worked in my favour)I kept saying loan in this area v tough lar (heh i know which bank can give us 80% ), outside got lots of zharbor (i noe this is not true as my reservist was in a certain unit, etc etc, than i said i think nite time must come here take a look etc and all off a sudden i agree to the buyers lowest price! Seller agent was shocked and had no time or forgotten to ask me for comms but i said eh pte lei..buyers dont pay comm hiakz.....i think my mum who was with me was shocked with the way the trasaction was done.

Agent later said cos my unit was below 600k and i was saying cut the bullsh!t and lets move on.

i settle 500 pay them direct.

lastly at times u got to potray yourself as someone who cannot get "eaten"

any doubts must say v loudly.....words like Zhun bo ? u do ppty how many years ?

the way u sound like wanna con me lehhh, ....,and if the price is not in ur favour u said WAT, did i hear wrongly? than laugh a bit....

LAstly (i learnt this in pasar malam in bkk and even at other places) when u wanna buy a vase or anything DO not look at it...the shop man tactic is to sell u a slightly higher price as u are really keen on it hence its quite hard to get a lower price.

Kelamel, you were saying you, as BUYER, paid commission to agent who represent u in the PRIVATE APARTMENT ? U got "cheated". The norms in PRIVATE PROPERTY , is buyer needs not to pay comm to agent(buyer's). Buyer's agent will look for seller's agent to split the comm paid ny seller! I knew about this norms only last year when I was selling, 3 agents told me the same thing.

Yes, in private property transactions buyers need not give their agent commission, some buyers give if they like the agents service or if they got a good price...but this is entirely up to the buyer....

I come across a buyer agent claim that the commission is too low. She want more. Ask my agent to tell us.

We refused to give.

In the end, the agent go and tell the buyer. Seller don't want to sell.

And tell our agent, she can get a better commission at other place.

The seller already issue the CHQ of 1% and we had agree on the selling price. But too bad, their agent greedy, want more commission.

But thanks to her 'action' , we had another higher offer 1 wk later.

agent commission for buyer's agent is typically taken out of the seller's agent commission. e.g. if seller say give 1.5% for selling.. then seller agent will quote.. some agents don't want to share commission. Some agent don't mind... typically i believe they will give 0.5% to buyer's agent if com is 1.5% from seller.

So much "politics" all for the sake of $$$$.

That may explains why I noticed some agents dislike my hubby (buyers) talking to the sellers directly. It will be even more prominent in private property transactions.

because sometimes agents block the offer of buyer due to commission reasons.

1) Buyer A offer 1.2 m. Pay no commission to Seller Agent

2) Buyer B tells Seller Agent to convince seller to push price down to $1.1m. Will give 5k Angpao Money..

You think what will happen? will the seller's agent tell the seller of the 1.2m offer?
