But of cos need to reno abt 80% of the house We are not sure when our ID can start to design and measure the necessary tings cos the owner of the house is still staying there. May I know from those who ever been in the same shoes, how do you guys do it? Does your ID need to come down and take a look at the place first? How may times does he need to visit? Before the HDB 1st appointment We are discussing about the design (since my wife is an architect). The "works" include: - What kind of works need to be done - Checking out furniture - Checking out the toilet accessories (since it'd be our main reno work) We are not trying to do anything more than this because before HDB 1st appointment, everything is not confirmed yet. Of course we have some photos of the house so it's easier for us to discuss. After HDB 1st appointment and before 2nd appointment - We finalize the work - Send the quotation to contractors and meet some of them. We give the potential contractors the photos, floor plan and designs. This is to speed-up the choosing contractor process. - Start consult the Feng-Shui Master. If the contractor is confirmed, we would arrange with seller + agent a session where contractor can visit the site to get the measurement. Hope that helps. I will take some pics of the house and show it to my contractor. Yeah i guess your planning is good. Once you get the keys, can straightaway start the reno. ngunadi 2 Report post Posted January 17, 2010 And maybe after we get the keys, we'll do some final checking with the contractor regarding the works and sign on the dotted line within 2-3 days and work can start. wolflet 1 Report post Posted January 17, 2010 im currently waiting for my 1st appt. but i've started sourcing for an ID the week after i signed the option. i feel its better to give the IDs more time as there might be multiple changes to the design involved. and after 2 mths of shopping. i have yet to decide on an ID yet. Most planning can be done on paper. HDB units are so standard that most ID's know what to do without visiting the house. You can use the floor plan and photos from the valuation report to do the first level planning and estimated cost. Actual measurements are only needed when you need to finalise the design and cost. eby 0 Report post Posted January 17, 2010 Right now, I have my own contractor to do the design/space planning for me, and am waiting for his quotation. I told him as a second timer with him, I expect quality work and of course price must be reasonable. After I get the quotation, I will still source for 2 or 3 more ID/contractor to compare prices. But I think ultimately, I will still hire him as I trust his work. But ultimately, I will still need to go down with him to see the house, to ascertain things like to bring down the built-in wardrobes, to lay wall tiles in the toilets, etc...
