My 2nd post in renotalk. Sharing my experience in renovating my 2nd home. To spend more time with my son, we decided to relocate from West to North to be near to my parents. Hard to part with my current house. Current 5 room

However, we are looking forward to renovating our EA in Mar 2010 to realize our desire to spend more time with our dear prince. Here's our floor plan.EA Floor plan

Search for the right contractor have started. Had discussion with a couple of IDs from IMM (basically written them off totally after seeing their quotation), Jason from U&B but finally settled for a contractor by the name of Philip (recommended by mum's friend whom engaged him). Jason was high on our list because his quote was reasonable and he seems a nice and easy going person but we decide to award to Philip after comparing both Jason's and Philip's workmanship. I also had a concern about delivery time by Jason because I have a feeling that he is over stretching himself by taking on too many projects.

As for Philip, his quotation is by far the most reasonable and he has been fairly honest with the add ons.

So here are the major items that we will be doing for our 146sqm EA. Total damage 37K.

1) Hacking, haulage and removal

2) Flooring and wall for kitchen, 2 bathrooms

3) Chengnai wood deck at balcony

4) Polishing of marble flooring

5) Piping and sanitary works

5) Paint whole house +doors

6) Tempered glass screen and door at master bathroom

7) Tempered glass wall and door at study room

8) False ceiling and L boxes

9) 4ft shoe cabinet

10) 7 ft TV console

11) 29 ft open concept kitchen using partial blum systems (e.g. Aventos HL, antislam drawers and hinges)

12) Built in wardrobes for all 3 bedrooms (13.5+5ft+6.5ft)

13) Vanity cabinet at MBR toilet

14) Solid tops at MBR toilet and kitchen

Hi CJREDDEVIL,

I saw ur T-blog and personally think you have done a good job with minimal spending and that is the same we are trying to do here. Our 1st house we only spend 27K on renovation (incl Mitsubitshi system 3 air con etc). Quite unbelievably low and we are trying to do the same with this EA but this being a resale unit would need extra expenses in terms of hacking and running new electrical points.

So our next house would be cosy but not the "wow" kind of house

Hi welcome to T-blog :). looking at the pictures of your old house I can understand why you can't bear to part with it. But I am sure your new house will be even nicer :). By the way, since you want to install Tempered glass wall and door at study room, I attach a photo below for your reference. I came across this house when I was searching for my flat and it has the same layout as yours. I like this layout a lot because the bedrooms are separated from the living room and have a lot of privacy. Unfortunately the owners were asking for an unrealistic price. Happy Reno.

Hacking started on 16/3/2010. Tomorrow should be starting with tiling.

Just want to comment my experience with Asia Excel and Lightings.com.sg (both popular on this forum) and Hoe Kee.

Asia Excel ( 9/10 Thumbs up) - Highly recommended

1) Sales: Desmond is very sincere when buyers are sincere. He gave me a very good package price.

2) Delivery: Some of my items just arrived so there was a possibility it may be delayed. But Desmond and his team helped to expedite and arranged all my deliveries to arrived on the same day. Delivery was supposed to be 4-6pm but delivery man was held up by other deliveries because some owners were late in receiving delivery. He managed to arrived after 7pm (by that time we had no lights in the house so it was pitch dark). But delivery man did call me to update me and apologise for his delay. Despite this, he took the patience to go through every single item on the DO and open up every item for us to check (with the help of a torch)

Lightings.com.sg (6/10)

1) Sales: Adeline was helpful. No special discount given although we gotten in total more than 3K worth of lights ( my house + my mum's house). But prices are very reasonable.

2) Delivery: My mum's item (missing clip and crack glass), my item had to be reschedule to morning.

3) After sales: Ask me to pick up the missing clip. Although I understand it is just a clip but the trip could have been avoided if the products were in order

3) Products: Majority of products seems to be from China (QC ???) That probably explains missing and cracked item. My items have not been installed so not sure what problems may surface.

Hoe Kee, IMM (4/10 Thumbs down) - Not recommended

1) Price wise reasonable

2) Sale staff abit arrogant and not very helpful

3) After sales sucks!!! My mum WC was missing the push button. She called up and was brush aside. Told my mum she had to repurchase a brand new set because they do not sell the push button alone. I had to storm down to make a fuss before they agreed to giving me a replacement push button.

Congrats on your new EA. Looks like renovation is progressing well. How long will your reno take?

I'm getting a new EA too. My layout is similar yet there are some differences.

Previous owner made some modification to layout. My reno is expected to finish within 2 weeks time. Started hacking on 16th of March.

My contractor is old school so he is still using 2D drawing.

Hi,

Wow...we hv so many many coincidence! We hv the same cabinet lamination, same lighting, same staying at Yishun, AND guess wht!!??? i bet u didnt notice it in my t-blog, We have almost the same sofa with the back rest adjustable & seats can move forward, rite???

Yes!!! Did not realised that. I'm getting black leather finishing from FC @ IFC. :D
