Many Questions On Renovation

Hi all,

I am currently looking to do some renovation on my existing 5 Rm HDB (almost 5 year old) but have a lot of questions.

We are intending to do the following but have no idea which one to start first. As we are thinking of arranging for individual contractors for specific areas, we will need to know which item should happen 1st:

1) the paint in our hdb is peeling and it is possibly due to waterproofing problems in the toilet (might be common toilet or MBR toilet). We will hiring someone to identify the problem and that will require hacking of the floor tiles. HDB has done a pressure check and its not due to the leaking pipes. Problem occurred only after we started utilising the common toilet more heavily.

2) we want to change the location of the room door. Will we need to hack away the whole wall or can we just get the contractor to hack part of the wall to create a door frame and a door and fill up the place where the original door was?

3) as a result of (2), we will obviously need to tile the areas affected by hacking and building

4) we also want to do some relocation of electrical points and lights

5) we will also need to repaint the whole house

6) hack away wardrobe in the MBR and build new ones in new areas

7) we have a solid surface vanity top in MBR toilet but the sink has highly discoloured over the years. Can we keep the solid surface vanity top and get contractor to 'drill' away the sink and replace it with a ceramic one?

8) replace MBR toilet door to bi fold (currently swing door)

I think the order should be 1,2,4,6,7,8,3,5.

since you have quite a number of things to do, unless you have a lot of leave to take and love coordinating things (and waiting aimlessly at home) the cost savings is nt significant enough. one contractor work may affect another's and its not that easy to get them to retify things.

hi,

with the number of things you wish to do, i would recommend that you engage a contractor to oversee the whole project....

besides the waiting and coordinating part that zhiz has pointed out, you also need to be very familiar with the whole flow of things to be successful....

points to consider:

hdb renovation permit - you need approval from hdb before proceeding with the renovation and also approval changing of the floor plans (i.e. hacking of walls and changing location of doors)

hacking - if possible, all hacking should be perform before any other jobs... if you engage different contractor to perform the hacking on different parts, you will be charged extra on the hacking job and debris removal... normally hacking and debris removal will just take 1 to 3 days depending on the scale....

painting works - normally painters will apply 2 - 3 coats of paint to give you the best effect and 1 - 2 days in between coats for drying.... and as you are performing quite a major reno, you can apply the different coats at different stages to save time... (easier if you have a single contractor to coordinate)

price - if you engage a single contractor for the whole project, it gives you more bargaining power to ask for a lower price...
