It's time for you to plan your renovation and furnishing budget, then source for contractor/ID :) Getting any renovation loan?

Yep, we've already began planning the reno. We can't afford to hire an ID so will have to do it ourselves. I think reno loan no choice..have to get, we don't have $20k cash!

I think saying that the price reflects everything is putting it a bit too general. For example, no point paying a premium to get a flat near a famous school if you do not intend to have children. (Just an example)

Nevertheless, the price still reflects everything. So only you and you alone can decide whether it is worth it to you.

I think its generally okay to pay a bit more these features

1) Not too low floor (1-4lvl)

2) Corner units or Door-to-door units

3) Move-in condition

and maybe

4) not facing sun plus windy (unless u scared dusty)

I personally think 8k COV is okay, if u can sufficient liquidity for reno(if any) and furniture.

Just checked the HDB web, the median COV for clementi is 13k.

Other than the unit, remeber to check the neighbours, see got da-vinci draw on the wall or not.

All personal opinion...

=)

Sounds not bad wor.

Check got any waterleaking or hidden issues and the neighbour lo. Maybe can ask why the seller is selling.

If u got a good feel about the flat then can consider ba.

My personal opinion is its okay but ultimate decision is on you.

=)
