LoL..... i've made a big boo boo here, was testing out how to upload my floorplan and instead created a new topic titled "Test"

Any ways for me to amend the topic title or delete this topic?

Hi welcome to renotalk. Have you finalised your design? I have viewed one unit with the same layout as your when I was hunting for mine. I like this layout very much because I think the bedrooms are well hidden which means there is a lot of privacy. Moreover, the common toilet is accessible to guests because it is not hidden deep inside the kitchen. Unfortunately the owners of the flat were asking for a unrealistic price because of their very nice reno. You may want to take a look at some photos of the unit while deciding on your own design. The room that you are using as dinning room is used by them as a study and it is built with glass walls. Very nice.

Thanks for your welcome. I'm in the midst of finalising my design (About 90% confirmed actually). Yes the layout is definitely similar to the one you were interested in. My unit is at CCK and i will be collecting my keys soon on the 30th this month. I've gotten this unit at 400K + 5K COV so i'm not really sure whether that's realistic, it's on the 3rd floor btw.

400k + 5k COV!! That is very very cheap as compared to EA flats at Tampines. The unit that I mentioned was first valued at 475k and they were asking for 600k. Then when their original buyers pulled out after knowing the valuation is so low, they redo a valuation and this time it was priced at 490k. They were still asking for 580k initially, but I believe they eventually sold at 540k to 560k. So I think your 5k COV is really low in the current HDB market.

LoL, the area in CCK is quite "Barren" as compared to Tampines if you know what i mean ;) Which i guess is why the value of flats is higher in Tampines. Also considering my soon-to-be flat to be around 18 years, i think that played a part in the somewhat low valuation. Anyway, i agree with you that prices of flats are really exorbitant nowadayz and there are still buyers willing to part with a high amount of cash. Which kept me wondering, was there ever a recession in Singapore during the last few months?!

To say the least, i'm pretty sure you will find something out there soon. Keep me posted. Hope to share your joy too :)

I love the layout! Which area in CCK? Btw, the price you paid is a really good price. Nice sellers to ask so little COV. Bought mine at 395k + 15k COV.

It's located in CCK central (That's the road name) but dun be fooled by the central bit, it's still located 10 - 15 minutes walk away from the MRT :)

You're right, they were really nice sellers.

Btw, your house is an EA also? Think that's a good price too! :)

That's near a famous school right? ;) Good location. Mine's an EA. Reno hasn't started yet :D :D
