i would say nice and decent.

base on the 3d drawings, the kitchen cabinet will be white and wood-like laminates. i cannot be sure but base on the few catalog on laminates i seen, there are not many glossy wood-like laminates. other reno mates can shed some lights on this too? are u intending to us glossy white laminates + non-glossy wood-like laminates? i seen one such combi real life but the effect is not very nice.

i admit common toilet looks out of scale but in any case, toilets look quite bare wih onlu the necessities install. so u need to 'touch up' on it to bring out the resort feel if u are going for it - eg.pebbles, candle holder, etc. i remember u want somethin cosy. does resort-feel constitute cosy to u?

overall, i feel this design is very 'homely', but albeit less modern. this is cosy and subtle to me. reminds me of something which i seen - http://loydpek.blogspot.com/2007/03/latest...west-st-93.html. i think this design is similar to what johnny propose for u.

lastly, must ask urself is this what u really what u want. our opinion doesn't matter that much so long as this design theme is what u are going for.

Yes, I wanted a homely feel... with a touch of modern. haha Like, modern resort. haha I think the loydpek one is quite nice.... modern resort isnt it?

This is close to what I want but overall I feel the place now looks a bit dark... I thinking of champagne gold walls to replace some of the darker browns and champagne gold curtains to brighten it up a bit. Sofa to be beige leather (a subset of gold'ish colour?)

I was also thinking of using brown skirting for living room as well..

Since I am going for modern resort, I guess I should leave the Glass Panel + proposed Glass Door to kitchen as it is and not change it to something with a wooden frame ya... cos then it would really be overly resorty. No modern feel....

how big is this indent? if it's small (10cm), you can move the bed to flush with the head board wall. then you have 10cm on the right and 70cm on the left of your bed.

fixed glass panel is cheap $300 is my estimate. ask this company for quote. Sun Sun Glass - Tel 6283 3126.

in fact, ask them to quote for all your other glass works you're doing for your home, definitely cheaper than ID

i think not very ex by now - from 2007 to 2009. i think i still saw it selling at balestier.

For ceiling lights, my opinion is to select those which u won't see the shape of the bulbs or fluorescent tubes when they are lighted up. These types of lighting won't give u a cosy feel or nice ambience. Examples:

Like the one which u like above, it is a gd example of a gd selected lighting. Just my 2cts.

I have finally drawn my layout out to scale (hopefully it is )

Please give me your comments.

This is the kitchen:

I have 3m of space to play with after giving the fridge 0.9m of width.

This is how I divided it up:

0.5m - space between fridge and cooker

0.9m - size of cooker

0.5m - space between cooker and sink

0.9m - sink

0.2m - space between sink and wall

Anything I should be wary of with the above planning?

The other side of the L will be:

0.7m - size of washing machine

1.3m - size of full height cabinets (0.4m is where all the pipes are, so i will just put like brooms and stuff here. 0.8m is a full height cabinet that has pull out shelves for all my appliances)

The Living Room

Allowance between TV & Sofa too much or too little? I don't mind a Coffee Table but I dunno if there is space. I hope to have enough space to station a pc behind the sofa in time to come. I can live with side tables if no space for kopi table.

The MBR

To ossify, thank you. I have adjusted my layout a bit. Was thinking maybe I could get the ID to box up the wall indent behind the bedframe. It could act like a little ledge as well...... what do you all think?

My MBR toilet has no space for a sink. If I move the sink out to the vanity, is it too squeezy? I currently only put depth as 0.3m and the width is 0.8m....

It looks like you only have 50cm of space between sink and stove to prepare food. Is that enough? Perhaps add a pull-out table from your 0.8m full height wardrobe? That 50cm of space between stove and fridge will be wasted. If I were you, I would cut it down to 30cm instead and increase the space between sink and stove to 70cm.

Will you be having things like rice cooker, toaster, microwave oven, condiments, sauces on the countertop?

Do note how water would enter the W/M, and how the W/M liquid wastes can be ducted out, the required pipes and how you intend to cover up the pipes.

And do note that the sink's piping doesn't block your rubbish chute. make sure there's space to throw rubbish.

most welcome. i can see a lot of liquid paper. 0.3m depth for vanity is too narrow. go for 0.4m. Go to ikea and see how their 0.4m x 0.8m sink feels like. It's name is Lilagen. If you think you can work with 0.3m, go ahead also, do consider the laying of the water pipes out into your MBR and that you are not using laminates anywhere near the vanity area. Ensure that your wardrobe won't be flooded if the pipes leak.

0.6m width for the shower area is too narrow, go for 0.7m. the partition between the shower area and the WC is glass right? It's only 10-12mm thick. Please don't use concrete wall, it's such a waste of space.

Initial Idea

U see the wall between the kitchen and the dining area... the one I drew in blue ink. That's currently a half glass panel and the other half is a wall. If you see my 3D you would know what I mean. That is my original idea. The door to the kitchen is a framless glass door.

Alternative #1

Ossify mentioned that one glass panel is not that ex... in that case, do you all think I should change this half panel to a full glass panel? Will it make the whole place nicer to have it in full glass?

Alternative #2:

I was thinking since this is a MODERN RESORT THEME, would it be better to do wood framed glass door to kitchen and a wooden window where the glass panel is now? Would it make it too resorty and take away modern?

Money constraints. Plus... nowadays the bedframe come with fancy headboards... I thought its better to buy a fancy headboard rather than have something customized and permanent. And If I do a headboard, the headboard for this case, this layout, won't be equal... It will have to be slightly thinner at where the beam is... :/

Yes. Rice cooker only. But the rice cooker I want to hide it in the 0.8m tall cabinet and put it on a pullout whenever I want to use. Don't want to use that time, then slot it back in to the 0.8m cabinet.

Condiments, sauces will all be nicely tucked into drawers below the cooking area.

Will touch on that once this stressful week is over.

I suppose the vanity area = solid surface top. I suppose I only need bottom cabinets for a small area just to cover the piping. The other space can put a little stool for me to sit on when putting on make up.

The wardrobe is directly stuck to the solid surface top... so... my wardrobe will flood if the sink leaks right? oh gosh........

Yes, shower area is glass panel. not all the way to the top. Just slightly above average human height.
