Looking To Buy Resale (direct Buyer)

Hi everyone,

I am looking to buy a resale HDB flat via direct sellers/owners. If you know of anyone selling their 3 room unit, please let me know. Seller will save on 2% agent commission since it's a direct buyer/seller transaction.

My criteria are below:

1. 3 room flat (preferably 3 NG -new generation, though not necessary)

2. Location is preferably no more than 5 km circumference from Orchard Road/City Hall

3. Lift landing

4. Corner unit preferred

5. No history of disturbance (inside or outside unit)

6. Renovated or move-in/clean condition

7. Valuation report ready during viewing

8. No more than 10 mins SLOW walk from nearest MRT (either present or future station)

9. No or minimal COV (since you save from 2% commission)

I bought it at woodlands area at the notch of the recession time, and actually i wouldn't get any with your criteria. as Goobii mentioned, do a research first, else you will receive no news of sellers. nowadays is time sellers are fishing to out test any fish in pool, but there won't be any success in buyer's fishing..

circumfrance 5km, i dun think there's any HDB there. radius 5km maybe there are some around bugis but i believe COV in that area must b very high. can't be that choosy though.
