4rm Low Budget Reno

Just got my keys last week, hopefully can start reno works by next week with just 25K budget.

To supply labour to hack whole house wall & floor tiles incl skirting

To supply labour to hack existing sink & stove support

To supply labour to dismantle bathroom & kitchen fittings

To supply labour to dismantle kitchen cabinet

WET WORKS

To supply & lay 600mm x 600mm homogeneous floor tiles c/w skirting to

living, dining, store & 3 bedrooms (tiles budget up to $2.70 psf)

To supply & lay 300mm x 300mm homogeneous floor tiles to kitchen &

2 bathrooms (tiles budget up to $2.40 psf)

To supply & lay 300mm x 600mm homogeneous wall tiles to 2 bathrooms

(tiles budget up to $2.50 psf)

To construct 2" thickness cabinet base c/w skirting - still considering

To construct 2" thickness washing machine & fridge base c/w tile finish - still considering

To construct shower kerb for 2 bathrooms with tile finish - only for common bathroom, master bathroom will be different.

To supply & lay water proof membrane to kichen & 2 bathrooms

To supply & install new stainless steel rubbish chute

CEILING PLASTER WORKS

To supply & install plaster false ceiling to living room

PLUMBING WORKS

To replace stainless steel HOT/COLD piping to whole house

To install inlet/outlet pipe for sink & washine machine

To supply labour to install 2 units seating WC

To supply labour to install 2 units wash basin

To supply labour to install storage water heater

To supply labour to install 2 sets of bathroom accessories

To supply labour to convert swating WC to seating WC

PAINTING WORKS

To supply & paint with ICI/Nippon whole unit internal walls & ceiling

To supply & paint false ceiling with sealer

To supply & paint all doors & door frame

ELECTRICAL WORKS

16 nos. lighting point

16 nos. installation of light fittings

12 nos. 13 amp double power sockets

2 nos. 13 amp single power sockets

4 nos. SCV sockets

1 no. heater point

1 no. aircon point

1 no. circuit breaker & bonding (DB)

ALUMINIUM & GLASS WORKS

To supply & install alum sliding window grilles to living, 3 bedrooms &

kitchen (BA / NA)

To supply & install alum sliding window to masterbedroom (BA / NA)

To supply & install alum fixed lourve window to 2 nos. bathroom

To supply & install 10mm tampered glass shower screen to masterbathrm

To supply & install 2 nos. bi-fold door to 2 bathrooms

To supply & install 1 no. main wrought iron gate

To supply & install 3 nos. classic doors

CARPENTRY WORKS

To construct new kitchen cabinet using laminates & ABS trimmings

(31 feet run)

To construct solid surface (15 feet run)

Additional requests by me ontop of all of the above:]

LAN cable wiring CAT6 fron living room SCV point to all rooms.

Home Theater speaker wiring from feature wall to false ceiling.

Plaster smooth all rooms before painting.

Replace all 2rooms window and living room window.

That's what I think also. Furthermore inclusive of wiring for the whole hse. Only thing is they are contractors not ID's thats why $$$$ difference.

Hi, my contractor is not from this forum. So cannot comment on the workmanship or other things yet. I'll update the progress on my T-Blog from time to time once the Reno starts.

wah your reno is quite reasonable pricing!

Didn't see the workmanship yet so cannot say the pricing very reasonable. :D

later all because of LOW $$$ , workmanship cannot make it :bangwall::bangwall::curse: also no use.

That is really a good price! I am having a 25k budget also but only manage to reno a 3-room.

I wanted to run LAN cables also, the trunking will be surface run right? I thought it is going to be quite unsightly. Still considering whether to do it a not...

Bro, HDB only can do surface run, cannot conceal. If conceal next time sell, got problem. My LAN cables follow SCV point, so can use the SCV trunking and won't be so unsightly.

yeah u will only know when the finished product is up and running. so what's the status of the reno now??

Waiting for bank to come back with the loan approval should be within this week. After that will be shopping for all the parts needed.. :D

He didnt show u one of the completed project meh?u can check out his workmanship by then before signing the dotted line,and ask if its the same set of worker doing your reno. :)

That i forget to ask. As i know from what he told me, most of his projects are from landed property's. I've been to 1 of the landed renovation sites for work purpose and I can tell you that the so called property Consultant will come and check on the reno progress and damm fussy. This cannot, that cannot kana few times from them then my boss decided not to take this kind of jobs anymore, but mine job scope is the security part. Don't know if they treat Main Con the same. :dunno:

Welcome and congrats on your new place!

We also ran cat6 wiring for all my four rooms + living room. Think should be quite useful. We didnt conceal the trunking/casing. For ease for future repairs/ maintanance. Hee.. :D
