D'amour ~ A Home With Peace, love ,happiness And Good Blessing.

Recommended Posts

Hi doremon, most of the items listed are the same as what I'm paying, except for the 13A power point. The quote that I have is $40 for a single power point and $55 for a double.

Hi Doremon,

Your quotation for your electrical is reasonable except the Tel point usually around $30, heater point rewiring only and it cost $30 is abit high and light point can reduce to $8 will be ok.

Others more or less the same have you check how long the house has done its electrical work since last rewiring? As i see that you are not doing a full rewiring of your house. As mine is 18 years ago, so no choice scare the wire insulation melt and cause short circuit and fire.

My total is around $2K since I doing 20 lighting points, 2 X heater points, 4 X SCV points, 4 X Tel points, 23 double points, 1 X aircon point and 1 X hood point, 1 X PBU unit and rewiring for whole house.

Hope the information helps in your consideration.

Cheers

William

Looking for good contractors? Click here for your request
that mirror+cabinet+tap+sink seems ok. the same setup from ikea costs about $550 without tap.

tv console + coffeetable at 1700 seems quite high. i would say above average price, but you never show picture so can't really say.

thanks for your comment. Over-average then still okay, I think the design is above average too. Best is lots of storage. Haha, round curved corners. Love it. I try see can find pic or not

Haiz if only all contractors are more honest, we dont have to compare till so tired. Some are seriously too greedy.

I got quoted $1500 for my house curtains....still comparing.

Hi Doremon2009,

Sorry, I hasn't been regular at renotalk recently cause busy with my wedding preps. Er.. I cant really recall those pricings from my reno now. Need to check with my hb cause he's the one keeping tabs of the finance.

For our curtain, we didnt do much research, just went for the popular Jimmy textiles. I think the prices of curtain depend largely on the material that you choose. You might check with those curtain suppliers on the material when getting the quotes from them. Some might give a low quote but limited selection on the cloth.

Hope everything goes smoothly for your reno. :)

Finalising the Quotation

Base on the floorplan dimension

FloorPlan.jpg

0final.jpg

1final.jpg

2final.jpg

3_final.jpg

The flooring for bedrooms and study room is not included as would like to source seperately for laminate/parquet.

Has cut down lots of carpentary.

Price reasonable??

Hi doremon2009,

Well, to be frank, I am a first timer too. :)

The grand total is $22625 ?

If so, I thought it is quite ok. Maybe, some of the other experts could also chip in for you, like rondy? Haha...

However, I see supply material and lay floor tiles, but there is no hacking? Or did I missed reading it?

Hi Dore, I am sorry I miss your pm to me. Your quotation is abit high...$40k+.

You have lots of carpentry works.

And that might sum up why it reaches $40k+.

1 thing I need to caution to you.

If you have DOUBTS and if you want to ask SOMETHING that you dont really understand, YOU MUST ASK.

Dont assume your id/contractor knows what you are thinking about.

And better to ask twice and not keep quiet.

eg) when installing the kitchen cabinet with handles, ask yyr ID/Con handle is vertical or horizontal. Never assume your id know what you are thinking.

And be firm of what you want and dont let your id/con give lots of excuses that this cannot be done or that is like that one.

Remember this.

The house is yours, you will stay forever and not your ID.

If not happy with the worksmanship, voice out immediately and not keep quiet.

Need to check frequently with the works.

In any doubts, ask ask and ask until you are clear.

Money is yours, spend wisely.

I do hope to see yr reno in good shape!

Hi Dore

Btw, where will you be hunting for your toilet accessories?

My advice, go for chicken brand. It is expensive and it worth it as it wont rust.

Happy

Hi h4happy,

Really thanks for your 真言相劝 and sharing base on experience..will be very relevant for me to monitor the reno haha..

Err.. just to share that the quote has now revised to SGD 22625 as I have also cut alot by remove carpentary from the list as well as decided to source laminate/parque flooring for the rooms seperately .. therefore, the quote here doesn't include flooring for rooms..

Do you think the price reasonable? Dont want to be the carrot head.. haha

Hi doremon,

yes, I agree with h4happy...get Song cho brand (chicken brand, hehhe) for toilet as it is exposed to water and humidity in toilet more...it is ex but it is 100% rust proof and lifetime warrenty.

My ID also told me this brand is lasting compare to otheres in the market. It all depends how many yrs u wanna stay in yr new hse also la and is it worth it.

I just got mine (only for toilet accessories) at Plaza Sin, Jim the salesperson there is helpful and will advise u on the products to get also.

Hi Doremon,

I'm no expert when it comes to reno, so I'm just thinking out loud over the following:

1. Cement base - we're paying $200 for the 50mm cement base for the kitchen cabinets, refrigerator and washing machine (total of about 21 ft). I dunno if our quote is really low or if your $480 is high.

2. Casement windows for balcony - I dunno about the size of your windows, but we had two sets of casement windows installed in the kitchen (white, powder coated, with green glass). The total was $580.

3. For the kitchen cabinets, you probably wanna check on what's included as far as interior fittings, drawers etc. And find out how much more it will cost if you want extra drawers etc.

4. Same for the electrical work. Is there a limit to the number of points included for the quoted $900? If there isn't, the price is excellent! I think we'll end up paying about $2k for electrical work, mainly cos of all the new points and shifting of existing points.

Anyway, with the comments/advise from others here (who probably know lots more), I hope you're able to get the reno started soon and completed in good time. I hope everything turns out to be smooth. :)

Hi doremon,

sorry...juz saw ur msg today.

Dun think I can help much...we spent quite a bit on our electrical part.

We choose to take the Clipsal LED switches & sockets and oso using 4nos. 13A switches for my hob/hood/wine chiller and microwave oven. Plus we have more double instead of single socket...added up to almost 3.5k for a 3-rm flat.

Sorry cant help much :(
