Hle Valid Before Otp, Expiring Before 1st Appt! Advice!

Recommended Posts

Hi all,

I'm a first time applicant for resale flat. 2 days ago I had signed the OTP, and next week we are going to exercise it... The agent said that the next available 1st appt date is now around 2 week of Dec.. By that time, my HLE is expired! Do I have to re-new my HLE application? If I need, I'm afraid by then we will exceed the 8000 cap. Anyone faced this problem before? Can we based on the 1st HLE for our 1st appt?

Thanks for advice!

Did you ask your agent about this? Hahaha. If your agent is taking your comission, you better make him work for it.

In such case, as long as it is submitted for 1st appointment (that is HDB has given you an appointment date), all is valid.

Do pm me if you have more qns. :)

the hle must be valid when your agent submits the resale application. after that should be ok if it expires but during the 1st appointment, they might ask u for your pay slips if your income is already close to the cap. so there is still a chance of meeting some problems but u can always appeal if the combine income did not exceed too much. Also they will take the average of a few months if the current pay exceeds the cap. So prepare the necessary documents in case you need to appeal or anything.

this is what i understood during my experience a few months ago. but better to check with your agent and hdb to confirm.

No. U have to renew. Anyway, the appointed HDB officer will check your income again even with the HLE cos HLE is valid for 3 months and incase within these 3 months your combined income exceeded 8k.

Thanks for all the advice... but appealing can be done immediately if the combine income didnt exceed too much? or everything must be settled before the 2nd appt? I dun have an agent, and the agent is from the seller side. I am a direct buyer...

then are u paying the seller agent commission?

if you are paying the seller agent commission, then he is also ur agent. Thrown him/her, your question

If you don't. Then better ask HDB for more offical answer.

We say can. HDB officer say cannot. Also useless. Even u print out this thread to proof , also cannot count.

BUT if HDB officer reply you thru' email. At else you had a B&W.

Are u walk in buyer?

The seller agent seldom don't collect commission from walk in buyer.

yah.. most impt is to get black and white from hdb.

suggest u email hdb to get an official answer to be safe since you have the time. don't wait till last min then will delay your transaction only.

Ok. Thanks! Shall send an email to HDB for more details.

I'm paying the agent 0.6% commission.. not the full one.

Guest Goobii

As long as it is submitted (B4 HLE expired) & booked for 1st appointment (that is HDB has given you an appointment date), all is valid.

Don't worry~!
