My ID payment mode is 10% upon signing contract, 2nd payment is 40% when material arrive and started working , 3rd payment is when almost done and carpentry started working which is close to completion is 40% and last payment upon completion is 10%. I find this quite reasonable cause you pay according to the work done and you can see it for yourself. As far as i know my ID projects are mainly referral customers, Think they are good and that why they have so many referral customers.

Sounds good. Mine is almost the same. 10% on confirmation. 50% when material arrive. 35% when carpentry completed. 5% at handover. Just got the key today. Going to meet my ID tomorrow to check for defects and report to HDB.

Lots of ignorant newbies here. Never do any research.

When they got burnt, they said, i got the numbers from forum but still burnt.

Haha we are newbie too and almost engaged him. Luckily we did not. How is your contractor Lina? We asked for a quote from her too but in the end decided to use ID instead. Have you moved in already?

Contractor is good. Her response and follow up are excellent. We have moved in already. Yesterday, she came to do some touch up on the place and also for the final payment.

Now also waiting for the electrician for touch up and fix my mistake :D

There is a newspaper cutting regards to the missing contractor .. no sure if it is Jason or Ah Soon ...

Wonder if anyone has seen the article? Date on 8 April LianHe WanBao ..

Contractor is good. Her response and follow up are excellent. We have moved in already. Yesterday, she came to do some touch up on the place and also for the final payment.

Now also waiting for the electrician for touch up and fix my mistake :D

Thanks. Maybe will recommend her for my boss :) He's also going to start reno somewhere in August.

just to share, there are 2 case:

1. A contract to hack & replace one Bedroom floor tiles, the contractor quoted $1000 (under Quote)

a. owner paid a deposit and follow by the progress payment on the 1st day of hacking work, total she paid $900 (90%)

b. 2nd day no work done and owner waiting till neck long long and contractor cannot be contacted.

c. 3rd day- same like (b)

2. The same contractor quoted a EM whole house hacking with design less then $50K (under Quote)

a. owner paid a deposit and follow by the progress payment on the 2nd day of hacking work, total she paid $17K

b. 3rd day on wards the contractor cannot be contacted.

These case are real, i see it with my own eye the best is pay as the contractor work, and please be fair to the contractor too, i am seeing owner holding 50% of my payment even i have completed 90% of work, like that i cannot breath leh :help:

So sorry to hear about people who used Jason. All the best to your claims against him.

Anyway I feel that the best Payment Schedule should be 10%, 40% on start of works, 20% for start of carpentry, 20% for remaining light installations and final 10% 1 wk AFTER handover date.

That way u can get recifications done during the final 7 days before full payment.

Glad my ID offers that to me! ;)

I think other than Jason, please also take note that the person in charge is FLORENCE .. beware of her ..

totally agreed on the above payment schedule which is more reasonable .. .

Dear Victims of U&B,

Just to let all of you know that Florence called and demanded balance payment after missing in action for more than two months.. ignoring the various letters from CASE to close the matter..

she even got the cheek to say "why not have the face to demand balance payment from you " Your house is complete what ...

All bull****.. grout lines not lay properly .. doors didnt installed.. two patches of paints .. carpentry not done properly, didnt paint the door gate etc and still dare to demand balance payment from me .. she didnt even complete my house in time ...

I am sure she will contact me for balance payment again .. should anyone want to contact her, please PM me .. i am most glad to gather everyone to meetup with her. .

By the way, she is still contactable .. currently having two mobile phones ... two of them that was previously used by her .. there wasnt any changes at all..

All of us should gathered and take the receipts that you have paid to others contractors/suppliers to complete the house. She still have the cheek to demand for money, ask her to get the money from all the house owners same time same police station. Save her time and all of our time. If anyone knows U&B suppliers, ask them to come along as she also owe them a lot of $$. I know they owe Lian Hin (granite top), Ah hock for the grills, Besglas for glass door, kitchen backing, summer trading for toiletries and accessories and etc.

That is really very bad .. i didnt know that she owe suppliers money also .. i only know that she owe the workers and owner's hard earned money ..
