I can start tiling already but haven't buy tiles yet (was only told the number of tiles to buy yesterday). Only free to buy tiles this thursday and tiles will be delivered this Sat. Hence, tiling will only start on Sat :D

I haven't done electrical yet... But my aircon guy can only install aircon trunking when plastering is done. So the progression of works is as follows:

1) general plastering and painting

2) lay aircon trunking

3) do electrical

4) replaster and paint of affected areas

5) install compressor/fcu

I bought panasonic system 3 non-inverter for 1699+150 for bracket (it's all in my sig) from Natural Cool (well established public listed aircon company supplying to commercial and residential). Installation is the most critical part of the process so make sure your installers are good.

met a electrician to discuss on my wiring, was quoted $1200 for labour charge (i supply wires, casing, db box, switches, etc) to install 9 lights, 5 ceiling fan, 1 db box, 1 scv, 2 internet rj45, 2 phone rj22, 1 aircon 15A, 6 double socket 13A, 1 3-gang, 3 2-gang, 2 1-gang, 2 heater.

second electrician/plumber quoted me $2100 for the above works (they supply wires, casing, db box, etc) except for switches which i will be buying myself. I seriously doubt the materials will cost $900.... think i'll stick with the 1st electrical quote.

was quoted $900 for plumbing with 9 water outlets, install WC, tap and waste pipe system, 2 basin, 1 sink, 2 instant heater.

still waiting for 2nd quotation for plumbing.

u save the cost of hacking. but hacking not very ex in the first place. but still, u can save some cost. i think if u hack and plaster, ur wall/beam will be thinner by thinkness of one tile at least.

well, kind of. i pay by man hours, so... the faster they take to do it, the lesser i pay. grind and plaster is much faster than hack (or rather chip because you can't hack the RC beam, can only chip off the tiles individually), grind and plaster.

actually the thickness is the same. if you hack, you need to cement screed smooth (which is already 1 tile thick) before you can plaster. if you grind, and plaster, it's the same.

Day 15

3.5 men (one came in PM only) came today, continued with shaping of walls, door shaping, cement screeding of tiled walls and plastering

Overview of the house

overviewh.jpg

Living room ceiling plastered smooth

livingroomceiling.jpg

MBR ceiling plastered smooth, walls plastered halfway

mbrceiling.jpg

Kitchen tiled walls cement screeded

kitchenhv.jpg

Toilet tiled walls cement screeded (note the tiled wall above kitchen window not screeded yet, will need to remove grills before screeding)

toiletceiling.jpg

Total cost for the day's work: $350

Hacking 50ft walls and clearing of debris: $1000

Accumulated cost for labour: $3100 (including clearing of debris)

Accumulated cost for raw materials: $1338.5

Total reno bill as of now: $5438.5

Was informed that we will be plastering the next few days till the tiles are here on Sat PM, and tiling will start on Sat PM. Arranged to do the aircon trunking next Mon, and hope to do the electrical and plumbing next week too. Will have to install the glass next week too.

Met the laminate lady today, calculated floor space, was told that exact dimensions will be taken during laying. Laying will be done after all works are done, before carpentry is up. We will be using metal strips to separate mbr and mbr bathroom, dining area and kitchen.

Also got a electrical/plumber near my house to quote me for my electrical/plumbing works. Was informed by first electrician that materials would cost about $1000. Wow. Maybe I should go with the 2nd quote of $2100 then.
