call HDB to ask.

first, u need to get the approval to rent out the whole unit.

Once u got the approval, then u can start advertise to rent out the unit.

Once found tenant, sign rental agreement, sent for ESTAMP to legalize the rental agreement.

Forget to mention 1 thing

Check the tenant Doc ensure got proper and legal doc before sign any doc.

Once you let those w/o proper and legal doc to stay in your HDB. Even is 1 day.

Once police caught, U will be in trouble.

Worst case, HDB took away the HDB unit which happen before.

So.. don't play play.

i got rent out my unit before. but i got the agent to do the paperworks. firstly, like what therat has said, you need to get proper paperwork done before you handover your keys and other stuff to them. if they are foreigners, check their passport and Work Permit, whether have they expired and whether this person is legal or not. you can go to MOM website to check on their work permit status. Also photocopy a set of their passport and WP too.

Submit the proper paperwork to HDB for processing, this is to protect the OWNER. on the actual paperwork, if you are renting out the whole unit, the document will state, day, date, month starting to rent out and ending of the rental. in good condition, you handed over the furniture to them. for example, 32" TV, wardrobes etc etc. make them sign on it. the agent is the witness, which is very very important. becos in the case of dispute, if there's only your tenant and you, you will be on the losing end.

Next, also check the PUB meter on the water, electricity, on the day you handed over your unit, becoz you are entitled to claim back the PUB bill from them, if you are renting out the whole unit again. If you have anymore questions, you can ask me.
