Ceiling, Walls Flooring Works Wanted

4 A 103sqm old HDB.

Please quote all in total.

1. 800x600 homogeneous flooring and hacking existing tiles service

2. New kitchen cabinet + sinks and hacking existing old cabinets

3. Rewiring whole house electrical

4. Brand new water piping whole house

5. Toilets flooring, basins and toilet bowl x 2

6. White Nippon Paint whole house including polishing to smooth out the wall ( 3 layers )

No wardrobe, no false ceiling and just basics renovation work.

No design jobs needed other and I will buy all materials. Thanks to recommend me any good contractor with warranty workmanship and to quote me for the above jobs. I will pass him the floorplan as well.

Wow it save me 10k. Good deal. I saw online most quotes 30~35k. Now financial crisis I hope contractors don't do cheating works like extending delivery date or bargain during constructions period. They could easily cut down the labour from 3 to 1 and do the work slowly. Instead of complete work in 3~4 weeks the contractors share labour in various projects and do in 8~12 weeks.

Another thing is warranty. I want to pay for warranty instead of reputation.

laminated wood is lifetime warranty .

After saw your result i must say the quality is very good. How much time needed for discussion before the actual work really starts? So far I do not see anyone provide the service to polish/plaster the wall smoothly. What is this job call? I like smooth and flat wall and ceiling.

I dun really know wor. But i found my contractor even b4 1st appointment . I think that one should be platering ba. Not too such

Instead of plastering, there are other choice like granite on the wall or wooden flooring on the wall. I just started to find the contractor now.

Total sqft? Hacking whole house flooring for 4Rm should be around $2K + disposal.

2. New kitchen cabinet + sinks and hacking existing old cabinets

Total sqft(top & bottom?) and doing what type of kitchen countertop? Hacking and disposal old cabinet is ard $200.

3. Rewiring whole house electrical

Mostly it calculate by how many electrical points.

4. Brand new water piping whole house

Changing to all s/s piping ~ $1K.

5. Toilets flooring, basins and toilet bowl x 2

1 toilet floor is ard $200 per day. basin and 2 toilet bowls are around $200.

6. White Nippon Paint whole house including polishing to smooth out the wall ( 3 layers )

Whole house painting is around $1.2K (3 coating), make good, plastering and smoothen the wall should be around $1K too.

No wardrobe, no false ceiling and just basics renovation work.

No design jobs needed other and I will buy all materials(what materials u are buying, waterproofing membere, cement, sand, bonding agent, tiles, laminate, etc?). Thanks to recommend me any good contractor with warranty workmanship and to quote me for the above jobs. I will pass him the floorplan as well.

Very nice of you. I am going to post my Floor Plan tonight.

The material I refer to is those off-the-shelf stuff like what duravit toilet, whole-wall size large Mirrors, basins, lighting and etc. Construction materials I will choose the most commonly available one for easy sourcing of materials for contractors.

I want some contractor can commit to work from mid oct ~ end nov. 5~6 weeks for full house reno. All are welcome to PM me and I will contact you immediately.

Not possible and no contractor or ID will able to do this for u. There no way u can make a full length windows at all. Hacking the beam and all the wall inside, I don't think PE will approve on it, especially on the beam.

For the renovation, sad to say i got myself a terrible contractor tat got my reno delayed by 1 mth, so i l not recommend on him, but i do have a gd experience on getting myself a gd deal on laminated flooring, from the sales person to installation, its perfect n the floor range looks really cool, coz i bought thier vintage range, its looks like a real wood compare to many brands out there looks more fake n like plastic.

i also tink its wise to contact them directly as u will get better offer. call Alex Aw at 9xxx xxxx if u need floorings, hes reliable.

yaa....sad to say my contractor is also taking his own sweet time with my works.....(it's been 7weeks) and only wet works are almost completed. everyday only 1 to 2 workers showed up.....i got so fed up that i scolded him and tell him to put in writing a reasonable completion handover date, otherwise I will consider imposing a LD clause. :bangwall:

however, i am thinking how am i suppose to call on the warranty (1yr) should the need arise since the final payment will be made upon completion and satisfactory handover. there's no retention sum or banker's guarantee like in other commercial contracts. so how to enforce our warranty rights?
