I have replied you in the other rental thread.

We bought our tenant a big $60 fan and told her nicely about our concern of her aircon consumption yesterday. She got listen, she didn't on the aircon for more than 12 hours today.

actually in rental agreement you can add-in tenants need to top up balance if PUB exceeds $70. i bought new 2 door wardrobe walnut color at $88 + 7% gst=$94 free delivery, i bought it from bt batok ctr. Similar wardrobe as you post. I will be first time renting to tenants. I haven't find a tenant.
