Congrates on ur new home! Think ur proposed layout is a nice one. :) Btw, is that a settee or a work table in the MBR? I heard that in FS, it's not very good to work/study with your back to the door woh. :)

Haha I dun know why but I got this thought in my mind turn it to a cozy area.

The place which was drawn with a table just put a painting there and with a light shine on the paint...

I notice there is a window at your room just on your way to the bathroom... maybe you can put a small table and a 1 sitter chair

to drink you coffee or tea and read a book there.. Dun know if you like the idea or not Hehehe :P

mm you're going to be building back the original store? :)

2 DEMOLITION

A To demolish existing floor tiles :- Lump sum $2,400.00

B To demolish existing wall tiles :- Lump sum Inclusive

C To demolish existing sanitary ware :- Lump sum FOC

D To demolish existing cabinet :- Lump sum $200.00

E To demolish existing door frame :- Lump sum $80.00

F To demolish existing wall :-

Store Lump sum $300.00

Between Master Bedroom & Bedroom 2 Lump sum $400.00

Master Bath ( new doorway ) Lump sum $100.00

* Subject to HDB approval

Total is $3100? A bit expensive... Can the clearing and haulage be ($200)included here? Then it's not too bad.

2 WET WORK

A To supply and lay water proofing :- Lump sum $300.00

2 Baths

Kitchen

mm Mine was included in the laying of tiles... but this seems ok.

DESCRIPTION QTY AMOUNT

D To construct cabinet base w/ front tiles :- Lump sum $200.00

E To construct washing machine base w/ fully tiles :- Lump sum $80.00

F To construct shower kerb w/ fully tiles :- Lump sum $80.00

mm reasonable. my shower kerb was included however mine wasn't really a kerb but was a step down.. to minimise tripping. :)

3 FLOOR

A To supply and lay polished homogeneous tiles w/ skirting :- Lump sum $3,500.00

Size : 600mm x 600mm

* ( Based on tiles retailing at up to $2.50 psf at preferred suppliers only )

Living

3 Bedrooms

... $2.50 psf only? mmm a bit hard to choose really. Then topping up will be very expensive. Because every cent you top up is multiplied by the whole area... See if you can expand this a bit more.

B To supply and lay matt homogeneous floor tiles :-

Size : 300mm x 300mm

* ( Based on tiles retailing at up to $2.50 psf at preferred suppliers only )

2 Baths Lump sum $800.00

Kitchen Lump sum $1,200.00

(Same.) lump sum pricing seems ok though my waterproofing was included here.

4 WALL

A To supply and lay ceramic wall tiles:-

*(Based on tiles retailing at up to $2.40/sqft at preferred suppliers only)

2 Baths Lump sum $2,000.00

Kitchen Lump sum $2,000.00

pricing seems ok... $2.40 seems really little too... I'm just worried that if you can't find something you like within that range you'll have to top up...

8 ELECTRICAL

A 4 Room Electrical Re-Wiring Package Lump sum $2,100.00

- 10 nos. light wiring & point

- 2 nos water heater point

- 3 nos TV point

- 1 no. air-con point

- 3 nos tel. point

- 1 no. MCB board

- Installation of 10 nos. light

- 9 nos. double point

- 3 nos. single point

- 2 sets boarding earth

(Rem to get the quote for each additional point added) :)

9 PAINTING WORK

A To furnish wall with Nippon Easywash Lump sum $1,200.00

whole house 6 colours inclusive of white

To paint all pipings and door frame Lump sum Inclusive

(Ceiling also right?)

10 CARPENTRY

A KITCHEN

c Design and install Vanity cabinet Lump sum $750.00

Wall mirror w/ suspended cabinet

Solid surface top exclusive basin

Size: 800L x 500D x 1800Ht

(Looks expensive but I guess with everything included it's ok ba)

Carpentry seems ok...

total... seems a bit ex for a 4room but you do have quite a bit of restructuring and carpentry so I guess... :)

ha agree...and actually the process of deriving this latest layout took sometime...i gave my injections (wats more impt wats not) n discussion with a few IDs and brainstroming...etc...n tats how this latest floorplan was created...supposed to meet our needs tat we highlighted thus far...guess there are always many ways to design but at the end of the day, it juz gotta be something we like :)
