pardon me for asking....is there any partcular reason that u are uncomfy to pay her in 1st appt?is she looking at 50% or fully payment of commission?(sorry if i have misse dthis out in yr previous post...abit lazy to trace back..:P)

Then ask yrself if u are really comfy n justifiable to pay her now?ICos even u pay her now, doesnt mean she wont screw up until the 2nd appt since she got what she want?(of cos that my view)

Maybe i have bad impression of agent who not doing their work properly...eagerly asking for payment only. As i have drama with my agent(din share in RT cos v v long story...still :curse: when writing this) . In fact wifey and me feel that the the only unhappiness/regret with our whole hous n reno is paying the commission to the agent for doing nothing n causing so much prob!!! that y i am asking you to think twice about it.

Of cos, if u feel yr agent deserve it, professional enough and good...by all mean...pay her what she due :) Maybe i still sour from the exprience i have with a super duper lousy agent..:)

True true .... I agreed with BD. I think it's the trust between the u and the agent.

My case , my agent told me , by right she's suppose to collect after 1st appontment . But she dun mind to collect on 2nd appointment. If i'm not wrong , my previous owner also pay his agent on the 2nd appointment

My agent called and insisted that I should pay her by 1st appt. She claimed that this is standard procedure for all buyers, all payments to buyer's agent should be settled by 1st appointment. Plus she has also issued us an invoice to state that we will pay her by 1st appt. I tried to get her to agree to us paying her by completion but she refused...

So how now? :(

mine also allows payment on 2nd apt even though should be on 1st told her i can only pay her when i get my sales proceed....probably your agent want to fight for her target....i knonw some agents will even request $$$ before 1st apt so that they hit their monthly target....

anyway if you feel comfy and trust her, i think its ok to pay her....

Haha I think I also got influenced by all the "bad experience" stories I read here....so far she has been very efficient, that's the reason I engaged her instead of another agent. But I dunno if she will change attitude once I paid her in full...

Today she also called me to remind me about my appt tomorrow and what to bring...she emphasised that we need to pay her tomorrow cos it is already agreed upon haiz. So seems like no way of backing out of paying her tomorrow unless want to create a lot of unpleasantness.

She also assured us that she will oversee the things until the end...hopefully it is not all talk and no action ba.

What she told me is that for seller, can collect by 2nd appt. For those who are doing contra, can pay by 2nd appt as well.

But for me, since I am only engaging her as a buyer's agent (means I have no house of my own to sell before buying), I will need to pay her by 1st appt.

i paid mine on 2nd appointment as well.

Did you sell your flat and buy a flat under the same again? As in sell your previous house first, then buy another new house to move into?

Yea she looks like the type who will be very concerned about her monthly target lolz...

I also agree to pay her le, cos I think better dun cause any extra unpleasant incident...so now can only trust her to do a good job ba...

yah. this agent was actually acting for my seller. I decied to get him to help me sell my flat as well cos he is pretty experience and very chin chai one.

We forgot to pay property tax and he pay for us first also.

She doesn't seem to want to entertain paying half first...she kept wanting me to pay full by 1st appt...

What rule is that?seller can pay during 2nd appt n buyer not? contra can n not 1st time buyer? Does she has any balck n white to prove what she said?

I am 1st time buyer...my 1st place...i am also paying only during 2nd appt. N there no such ruling that u buyer will oay first n etc. pai sey angel...personally i am not trying to stir up any bad feeling against u n agent(i somba! :P) just that i hate pple that are not truthful lor. It ok for u to pay her...not an issue but y must tell u what ruling seller can pay 2nd appt n etc la. I just feel that u want to hit target okie...at least be truthful to the customer...i am sure u will help if u can...but not by telling u some stories that deosnt exist?Not fair to u at all...at least when u pay for the commission...u also wish to learn some truth in the process?

I just realised u more cool than me...seem like me more emo about the whole thing than u leyy...pai sey pai sey...:P just dun like pple take consumer like carrot like that....

also wish she keep up to her word...everythign will be smooth n swee swee for u...i agree...no pt to create unhapiness also...just be abit more careful n watchful okie....i also pray hard for u everything will be okie...:)

could it be the agent don't trust that you will give her at the end of the 2nd payment? no offence...

for my case, my agent told us beforehand that we can pay him after we got our sales proceed from the contra i.e after 2nd appt.

And even after the 2nd appt, the agent did not ask for the payment from us straight away cos he understands that time is needed for cheque to clear. And when our cheques clears, the agent did not even come calling us. in fact hubby and I are the ones asking the agent when he wanna meet us. I think it is the trust you have with your agent.

My agent paid the valuation report and other payments upfront, then we paid him when we meet him. Even on ocassions when we forgot about paying him, he also will not push for the payment. I guess he trusted us bah.

IMO, after the 1st appt, you also wont need much help from the agent le. unless you have seller who is out to make things difficult for you. Since that was the agreement you had with her to pay at 1st appt, then no point sour the matter over money. :dancingqueen:

I have already paid my agent in full just now. The seller has confirmed that the toilet leakage will be fixed on 1 Aug, they have already scheduled with their contractor. I also got my agent to sign a document for me to testify that she will carry out everything to completion for us and she was more than happy to sign it lol.

Thanks, now keeping our fingers crossed :P

We will also be bringing in a feng shui master to go and do a house audit soon but can see my parents in law not very happy we are engaging a master they do not know about lolz...

Also we are trying to cut down on the cost of reno...decided not to have the glass sliding door and partition anymore for the study room, will just do a raised platform to differentiate between the living room and study room area...
