We bought a 19 yr old resale 5-Room HDB Flat in Tampines Central from the 1st owner. The owner had done some renov & did away with the study room & store room whereby it become an open counter leading to the kitchen. I have taken some pics to seek recommendation / advice from any kind hearted soul out here in this forum, especially with similar layout. I am on a super tight budget as both our salaries has just been cut to starve off job losses. Any recommendation/suggestion is very much welcome & appreciated. Basic To-Do List 1) I need to put back the study, so probably will use gypsum board partition to cut cost unless got cheaper option. 2) Need to put back store room & require recommendation on best position/location of restored store room. 3) I hope to do both the toilets. 4) Repair & change layout or change the kitchen cabinets. 5) Repair room wardrobes or discard if necessary. 6) Re-plaster the existing rockstone walls & painting. 7) Do some re-wiring. And ur sellers had a very interesting way of putting the light switches. Have u contacted any contractors/IDs to quote for ur reno? And ur sellers had a very interesting way of putting the light switches. Have u contacted any contractors/IDs to quote for ur reno? Tks, it is really bright & breezy even though it is only on 4th flr (walk-up) - also 1 of the key reasons why I bot it even though it is almost 20 yrs already. And its true of the light switches - unique & cute isn't it?? Have tried asking around thru' the classified ads but nothing firm yet. Wondering if its cheaper to source directly for individual work items or go for bundled jobs thru' IDs (I think shld be more expensive with their value-add service rite?) - It all boils down to cost & I think getting loan will be some problem for us now with our pay cut. U have any suggestion or ppl to recommend ?? I really quite headache for the store as I hope to have a kitchen with a serving counter coupled with a glass door for cleaning purpose lor (seen it somewhere in one of the mags.) If put store in original place, then the width is compromised to achieve that. Also need suggestions for the 2 toilet's layout c/w storage. Looking for clean lines & something simple. Ur house look so big and bright, although old fashioned cabinets but the rest of the house seems decently well maintained! hmm.. Wah! 4th flr and it looks so bright?! For me, I'll prefer a all in one contractor/ID, since it'll make the reno process easier. Moreover, contractors in this line will have more lobangs, and should know the better & cheaper sub-cons. I'll like to suggest my contractor - Yeak. He's a very responsible contractor with reasonable prices. I'll PM u his contact details. But it'll be good to faster check with him on his schedule, cuz he has quite afew projects in hand at the moment till like August. Hmm, would you like to consider putting the storerm next to Bedrm 2? I got it for $395K (at valuation) but hubby not very happy coz he feels not very cheap for 20 yr flat but I like the location & convenience it offers. Lots of shops downstairs & 3 malls just across the road, what more can a woman ask for rite?? Ha, ha... but seriously its more for tpt convenience for me & kids coz we always take bus (Bus interchange is also across the road - so many buses can take lor !) & MRT. Only problem is that the lifts are still not confirmed, awaiting for polling I think. I would like to have a serving counter wif a glass door for the kitchen (seen it somewhere in one of those mags.)
