Possible 20k Reno For A 4ng?

Hello to all !

We just bought a 4NG. The flat is 26 years old and the previous owner hasn't done anything to the flat since the first day they shifted into since then.

Everything has to go including the doors, gates windows pane and grills.

I have a very tight budget and i am not into any carpentry work except in the kitchen area.

Anyone had done within this budget?

kindly recommend a contractor or ID...

mine is a 4A resale flat, only slightly bigger. Changing everything with 20k budget is not possible.You can try finding yourself a window specialist, door company etc to replace what you need, it will be cheaper than to find a contractor to do it for u.

since you have budget constraints, you can consider overlay tiles, instead of hacking & retile. bedrooms can consider floor laminate instead of overlay. bathroom walls can tile half or 3/4 of the wall, kitchen to hack off existing tiles and do cement plastering instead.

My budget is also 20k, but mine is a 3 room resale.

Hv already shortlist a few ID firm and had seen them, waiting for them to revert... ;)

I believe they will exceed the 20K....

Too be very frank some ID firm that I had seen, after telling them my budget, they seem not interest to take on :o

Mine is a 4NG, so far the ID i quote not changing the window, grills and door, overlay 3 bed room. Some carpentry work all exceed 30k or near without electrical.

So far got edmund from darwin interior and he very keen and interested even juz kitchen.

call darwin and check him out. he can quote sensible.

I too have a id but don't know whether he can meet your budget anot.But one thing good about him is he's frank with his words and firm with whatever he say .and he is consider good in his services.if interested can pm me for his contact.

Hello, I have just finish mine kitchen cabinet work this young guy. And his service is quite alright, plus I like his workmanship. Most

northwestinterior have kitchen & 2 toilet package and resale package.

it is okay to search id/contractor now since i havent got the key yet. I awaiting 1st appointment.

It all depends on how much work you want done, how much carpentry etc...

try yeak, ah soon, ideal house (try lynn)... they should be able to work out for you with your budget if you're not doing a lot...

20k even with contractor, i tink also quite difficult leh. why not you do site management yourself? call all the window, door and grille specialists directly. but that will costs you a lot of time and always have to take leave lor. increase your budget a little bit? but even you never do any hacking works at all, not changing any new electrical pts or DB Box, and no carpentry, maybe can. What's the whole list of works you want to do?

hi mines quite similar to yours..4NG 92sqm 26yo flat also complete overhaul....but except grilles and window...that alr cost more than 25k...

i jus roughly give u some indicative pricing: electrical works wil easily set u back 2k as well as fittings (such as WCs, basins, sink, hood n hob, taps etc) wil set u ard 2k..and doors even classic doors cost at least 150 each but fire rated doors at least 800 each..kitchen door depending on designs at least 500...bi-fold toilet doors at least 200 each...everything adds up...

lastly i wld caution u not to choose cheap, unknown over established trusted contractors....cos these can easily come back to haunt u during and even way aft ur reno is completed....

I renovated mine for 21k (not including fitting) maybe u guys want to take a look at my blog? (did a few upgrade of tile and change of laminated , if not will be cheaper)

My contractor not bad . We tell him what we want and he will propose to us . Our kitchen is design by him .
